DIRECTIONS The property is located within 1.7 miles of the village of Llanteg and 8 miles from the Town of Narberth. It is easily accessible from the A477, continue for approximately 1.7 miles west of Llanteg and the driveway to the property is located on the left. The Trust depends on the income it generates from its rental properties, and could not deliver its core objectives without the support of its thousands of tenants and volunteers. NATIONAL TRUST VISION FOR CRAIG-Y-BORION Craig-Y-Borion will demonstrate that farming with high conservation standards can be achieved in a sustainable way, benefiting wildlife, landscape, the local community and visitors, whilst producing quality local produce. What kind of tenant the Trust is seeking for Craig-Y-Borion The National Trust views this tenancy as a long-term partnership and it is therefore essential that any applicant is committed to the Trust’s aims of delivering conservation and providing public access, involvement and enjoyment. The applicant must demonstrate that he or she: Has the necessary training, knowledge and experience to manage the farm; Can demonstrate that there is a sound financial base to provide the necessary working capital; Has the ability and interest to work closely with the National Trust to deliver its aims and objectives. It is intended that this will be a ‘part time holding’ and the preferred applicant will also need to have a source of off-farm income from the commencement of the tenancy. We would also consider someone with a diversification idea to add value to the existing holding. Craig-Y-Borion Farm comes with its own set of opportunities and challenges. The Trust has set some criteria for the type of farmer we are seeking: Someone who wants to be part of the community and can demonstrate active community involvement; Someone with an aspiration to run an extensive, based system that will aid the further recovery of the hay meadows, pasture and woodland for wildlife. The tenant must have demonstrable experience of sustainable pasture management; Someone who sees opportunities for diversification at the farm that make the most of the footfall in the area and that will complement and not compete with existing businesses; Someone who has an enthusiasm and sound understanding for wildlife and conservation; Someone who shares the Trust’s objectives and wants to work in partnership with the local staff and community; The tenant should be receptive and keen to be involved in ideas/initiatives regarding the development of the Colby Estate for nature conservation and access; Someone with a robust, realistic business plan; sound business experience and sufficient off-farm income or capital to support their plans; Someone who is a good communicator and can be an ambassador for the National Trust and the local community locally, regionally and nationally. What kind of farming we are seeking at Craig-Y-Borion Farm The National Trust is seeking a tenant who is prepared to manage the land extensively, in accordance with our vision for the holding which arises from the National Trust’s current Land, Outdoors and Nature strategy. A range of field plans are attached with these letting particulars, illustrating fields suitable for arable, low and no input permanent pasture. A full field schedule with specific conservation and farm management requirements will be available on the viewing day. The holding should be farmed in an environmentally sensitive way which enhances its existing nature conservation, visitor access and environmental status. The holding is not considered to be suitable as either a dairy, intensive beef or equine unit. The building is separated into three enclosures with timber boards and has electricity connected. Building 4 – 8.18m x 4.41m – Traditional stone barn with a pitched slate roof, concrete/stone floor with two stable doors and two windows. Electricity is connected to the building. The attached plan shows the layout of the farm buildings. There are no livestock handling facilities, FYM or slurry storage facilities on the farm. THE LAND The land extends to 33.21ha (82.06ac) of both permanent pasture and arable land nestled in-between Craig-Y-Borion woodland and Little Craig-Y-Borion woodland. A plan showing the tenancy boundary along with the land use requirements are attached. This plan shows areas which are suitable for arable and areas that are no/low input permanent pasture. At present there are very few water troughs connected to the fields. National Trust have kept an area of approximately 25.23ha (62.34 acres) of land located to the south of tenancy boundary in-hand as can be seen on the attached land use requirements plan. This land has been kept in hand for conservation and visitor experience purposes and we would expect the incoming tenant to work closely with the National Trust to deliver its objectives. Hedgerows and other boundaries – The responsibility for maintaining the field boundaries lies with the tenant. The land is to be taken over ‘as seen’ with the tenant responsible for full repairs in accordance with the terms of the tenancy agreement.
