oldfarb & Associates (G & A) recently moved from 11,000 square feet of warehouse space spread over 2 buildings into a beautiful 25,000 square foot building just a ¼ mile away. That’s the short story. The full story is that Gover a 2 year period of time, we searched for a building to purchase in Montgomery County, MD and couldn’t find one. Then we stumbled across our new space, spent several months planning the move, started our move in January of 2019, set up the warehouse, moved tens of thousands of pumps, injectors, and turbos, built out 4,000 square feet of new office space, fought with the county, fought with the alarm company, fought with the landlord, fought with the county again and FINALLY, completed our move in June 2019. This article will explain what we did right, what we did wrong, and hopefully help you when it’s your time to move. KNOW WHEN TO MOVE In the summer of 2017 and after 20 years of continued success, Goldfarb & Associates had outgrown our old warehouse on Coakley Circle. We didn’t have enough floor Saul Goldfarb space, shelf space, offices or bathrooms. You name it and we were short of it. We had President been operating in that space for about 10 years and it was clear to all of us that we Goldfarb & Associates needed to locate a larger warehouse. Our spaces included 2 buildings that faced each other, but were separated by a 60 foot wide driveway. The inefficiencies were huge. And when it rained, loading and unloading trucks was a miserable task. We did not have enough space to receive a shipment and process a sale at the same time. So we started looking around Montgomery County for a new warehouse. The problem is, the Washington DC metropolitan area is not an industrial area. There are no old factories that closed up. Whatever warehouse space we could find for sale, and there was very little inventory, was selling for $200/sq. foot and more. That means a 25,000 Sq. foot building would cost $5 million dollars. Even then, we really couldn’t find anything that was close enough to our current space. After a year of searching, it became clear that we would have to lease space. Our 10 year lease was ending and we couldn’t stay put. Fortunately, I ran into an acquaintance of mine who owns 500,000 sq feet of warehouse space just across the road. Of course none of it was for sale, but I asked him if he knew of any open space. It just so happened that he had 25,000 sq. feet available. He took me over to see it and we shook hands right then and there. It was perfect in every way.
