Allsop Space Statistical Analysis April - September 2011 92.6% success rate 231 lots offered €4.9m from overseas 214 lots sold €40m raised The Auction For the period April to September 2011, Allsop Space Ltd. sold 214 properties for a combined total of over €40 million. The properties were disposed of over three auctions, held in April, July and September. A further sale in November will complete the 2011 series of auctions. The Buyer A combined total of over 300,000 visits to the online catalogue were recorded, from over 130 countries worldwide, over the course of the three auctions. An attendance of over 6,000 was recorded at the three events in the Shelbourne Hotel. 4,711 people inspected the properties and there were 3,941 Legal Packs distributed. At each auction there have been on average over 40 registered remote bidders, the majority of whom are from overseas. Interestingly, most overseas bidders were outbid by Irish purchasers. Whilst stock has been primarily residential, sales have also incorporated an interesting mix of commercial properties. It is clear that there is healthy appetite for income producing property from buyers at home and abroad. The below represents a breakdown of the types of property sold. Of the 214 properties sold, 75% realised prices in excess of reserves. The average sale price was 30% above reserve. This is a good indication of the strength of competition that can be generated through sensible pricing. Individual prices achieved have been quite varied. Some properties have sold on the reserve price and others up to 440% above. This demonstrates, on the one hand, the difficulty of projecting the potential realisation of certain assets in the current market. On the other, it clearly illustrates how global marketing through the auction process allows property to find its natural price level in a totally fair and transparent forum. Residential investment properties, particularly in prime residential districts such as Dublin 4 and 6, have proved to be exceptionally sought after. As successive auctions are held, results achieved for income producing properties are establishing, for the first time, a public data bank of capital values and investment yields (rental income expressed as a percentage of sale price). This is of vital importance to the investment sector. Such information enables future bidders to make informed buying decisions and to benchmark real estate performance against that of other asset classes. Vacant houses and apartments across Ireland have attracted strong competition amongst, for example, owner occupiers (including first time buyers), parents purchasing for their children, developers seeking to modernise properties in need of work as well as investors seeking to let. Below is an analysis of the average price for the residential properties by region sold to date. This is based on the 179 houses and apartments sold at the first three sales. The auctions have been widely reported on across the world’s media, from The Wall Street Journal to the Sydney Morning Herald. Consistently, each auction attracts approximately 100,000 hits to the online catalogue, with the visits originating from over 130 countries worldwide.
