Minor Site – Residential Addition

A. REQUIREMENTS - The Community Development Department will need all of the following before an application is considered complete for filing. These items are to be submitted as a package:

1. Master Application form - must be signed by the property owner of record whether or not an agent (applicant) has been named.

2. Action Description/Justification Form (completely filled out).

3. Fees

4. Drawings – Site plan, , building elevations and landscape concept drawn to scale – (4) full sized sets and one digital set of plans are required (.PDF).

B. PROCEDURE - The above components are to be filed with the Community Development Department by appointment only. Please contact Andrew Kusch at (714) 738-6550 to schedule a submittal appointment.

• The submitted plans will be assigned a Case Planner who will serve and the point of contact for all questions and modifications to the project prior to plan check submission. • Submitted plans are reviewed by the Case Planner for: a. Compliance with the development standards applicable to the designation. b. Compliance with applicable design criteria as specified in Fullerton Municipal Code Section 15.47.060. • Following a thorough review, the Case Planner shall make a determination regarding project’s completeness, recommendations and any conditions of approval. • The determination shall be reviewed by the Community Development Director or their designee. • Conditions of approval shall be incorporated into the revised plans which can then be submitted for building plan check. • Plans that are determined to be incomplete or require substantial revisions shall be returned to the applicant for revisions and resubmittal for review.

NOTE: ALL APPLICATIONS ARE SUBJECT TO FURTHER REVIEW AND CONSIDERATION. ADDITIONAL INFORMATION MAY BE NECESSARY BASED ON CIRCUMSTANCES POSED BY THE APPLICATION.

Minor Site Plan Summary – Residential Additions

Screens exterior trash and storage areas and service yards from view of nearby streets and adjacent structures in a manner that is compatible with building site design.

Minimizes noise within the project as well as noise created by the proposed project (traffic, air conditioning, use, etc.) that may negatively impact the surrounding area. Blends any proposed grading with the contours of adjacent properties. Ensures that all on-site drainage patterns will occur on or through areas designed to serve this function.

Creates traffic patterns that minimize impacts on surrounding properties and streets and accommodate emergency vehicles. Creates circulation systems that avoid conflicts between vehicular, bicycle and pedestrian traffic. Ensures that the proposed project accommodates individuals with physical disabilities, via the provision of conveniently located handicapped parking stalls, ramps and the like. Siting buildings so as to avoid crowding and to allow for a functional use of the space between buildings. Siting buildings so as to consider shadows, changing climatic conditions, noise impacts as well as respecting the terrain and other circumstances favorable to the use of passive solar devices.

Designing and/or screening all rooftop mechanical and electrical equipment as an integral part of the building design.

Designing landscaping to create a pleasing appearance from both within and off the site. Ensuring that landscaping accommodates adequate sight distances for motorists and pedestrians entering and exiting the site and does not interfere with circulation effectiveness.

Providing landscaping adjacent to and within parking areas in order to screen vehicles from view and minimize the expansive appearance of parking areas.

Ensuring that all landscaping and its corresponding irrigation systems will conform to Chapter 15.50 of this title.
