A bund was also formed from 45,000m3 of material excavated from the site, to help reduce sound attenuation to the houses from a local steel plant. In total 158 houses were built on the challenging site, and all successfully sold.

Dudley is a large industrialised market town and administrative centre in the county of .

It was one of the birthplaces of the Industrial Revolution and grew into an industrial centre in the 19th century with its iron, coal, and limestone industries and now has a number of key tourist attractions. These include Dudley Castle and Zoo, the Living Museum and a range of natural open spaces.

Dudley is well-served by road, rail and air transport links and it’s close proximity to Birmingham should make Dudley particularly appealing to investors.

There are many development projects either planned or already underway in the area. For example, work recently commenced on the £449 million Wednesbury to Brierley Hill Metro extension to link Dudley with Birmingham. This alone is forecast to bring up to 30% more permanent jobs into the local area.

This suburban area developed over former colliery land as part of the Edwardian expansion of Dudley from its overcrowded and squalid core.

It includes older roads such as Blowers Green Road and Aston Road, as well as formally planned streets of respectable workers housing, which preserve an array of historic architectural detailing.

These details include moulded brick and terracotta to door and window openings and eaves details, as well as an unusual group with moulded blockwork which is designed to resemble fish-scale tile hanging.

The large Edwardian buildings of the Claughton School (pictured right) on Blowers Green Lane were opened in 1904 with substantial structures that make a significant contribution to the appearance and character of Blowers Green Road.

The site of the former public swimming baths lies to the north and is now a bowling green, whilst the Lamp Tavern, with a brewery at the rear, is one of Dudley Town Centre’s best surviving examples of a later Victorian public house and is recorded on the 1883 Ordnance Survey map.

The site is located to the east of Blowers Green Road, on the south-western edge of Dudley town centre.

It comprises an irregular parcel of brownfield land of circa 1.85 hectares and is currently accessed off Blowers Green Road. This does not fall within a Conservation Area, it is, however, considered an Area of High Historic Townscape Value.

The plan will see the development of 63 new homes with a total of 154 bedrooms.

Our strategy for this site is to take on the role of developer.

We have close links to 3 or 4 contractors that have experience building schemes around 50-60 units per site.

Our intention is to negotiate a JCT Design & Build (GMP) Contract, and pay for the works on an interim monthly basis.

We intend to split the site contractually into 6 Sections and build in a sequence that allows us to safely build the scheme and release circa 10 units per phase to the open market until all units are complete and sold.

We do also have links to Social Housing (RSL’s) and there is the option to negotiate a Golden Brick approach whereby we sell the scheme on to a Social Housing Company once each of the sections reaches DPC, from that point each section would be treated like a building contract and we would be paid also on an interim basis until completion.

We would also provide NHBC or LABC Warranty on the build.

Dudley Guest | Complex ground conditions

Blowers Green Road Dudley, is similar to Dudley Guest and has it’s challenges in the ground.

The identification of the mines and the requirement for these to be capped and ground stabilised would be a concern for many developers, as this will add significant cost to the build. However, due to the experience of Dudley Guest scheme, relationships have been formed with local ground remediation companies and a quote has been obtained for these works.

A complex risk management system has also been set up to identify all risks posed on this site, with comprehensive strategies to mitigate these risks.

Indeed, the initial planning drawings of the site have already been designed in consideration of the mines, and careful consideration has been placed to include exclusion zones for housing which will mean that mortgages are obtainable on the finished houses.

We have identified that as well as ground stabilisation generally across the site, there will be a high level of properties requiring piled foundations as well as raft foundations to ensure they have a good bearing.
