The existing facility is equipped with two (2) washroom sections: one section on the north side of the building and one section on the south side of the building.

The north section contains a washroom facility for men and a washroom facility for women. Both of these facilities contain six (6) lavatories each. The south section contains a washroom facility for men and a washroom facility for women. Both of these facilities contain five (5) lavatories each.

The current facility has one main mechanical area that services the entire building. It includes an electric hot water tank (refer to Image 10), a water meter, a sprinkler tree (refer to Image 8), and a janitor closet (refer to Image 11).

Currently there are four (4) large Rooftop Units (RTU) installed in coordination with a full Rooftop Solar Array.

The current initial electrical power from the exterior connection is provided by Hydro One, formerly Orillia Power Distribution Corporation.

The facility uses an Uninterrupted Power Supply (UPS) and Battery Bank to run its equipment to ensure a consistent power supply. The power comes into the building then goes through the UPS and is stored in the Battery Bank. There is a diesel generator to back up the electrical supply; this will be sold as part of the property.

The former tenant was a large provider of customer service solutions and needed a consistent power supply during operational hours.

The existing facility has a solar farm spanning the entire roof system of the building.

The solar system was installed in 2016 with an overall 250-kW system. The rooftop system was structurally supported off the main columns and roof beams for support. The rooftop solar system is owned by the Orillia Power Generation Corporation (OPGC). As the owner of the building, the City currently has a lease agreement with OPGC in exchange for six per cent of the annual revenue generated by the solar units.

As part of the sale, the lease will be assigned to the new owners of the property. A copy of the lease can be made available for review by a potential purchaser as part of the due diligence process.

The existing conduit for the current information technology systems are channeled through the concrete floor in a V pattern (Image 27).

The existing Intermediate Distribution Frame (IDF) room is located in the north/ west section of the facility. This room con- tains a free-standing rack for managing and interconnecting the telecommunications cable between end-user devices and a Main Distribution Frame (MDF). The computer room is located in the south/west section of the facility. The existing facility has been provided with a sound-masking system that emits white noise in order to keep the sounds emitted within the building to a minimum.

The facility is also equipped with closed- circuit TV (CCTV), which is a self-contained surveillance system with camera and key fobs.
