The market town of Coldstream is only a few miles to the North East, well within walking distance or a short drive. Coldstream offers all the local amenities one would expect from a market town including a Co-op, bank, butcher, bakers and several excellent local public houses. Wark/TD12 is known to have the lowest rates of criminal activity in the whole of the United Kingdom. The main A697 road lies two miles east of Wark and links Northumberland to the Scottish Borders and gives easy access to both Edinburgh and Newcastle. The coastal town of Berwick-upon-Tweed is only 15 miles to the east where there is a main line railway service and further amenities including an M&S and a Tesco’s supermarket. North Northumberland is arguably one of the most beautiful and unspoilt corners of England and recognised as an area of outstanding natural beauty. As well as glorious scenery the area has a huge amount to offer in the way of lifestyle and culture. The magnificent east coast provides a mixture of sandy beaches, historic castles and the world class bird sanctuary of the Farne Islands. The rugged beauty of the Cheviot Hills and renowned River Tweed form a picturesque border with Scotland as well as offering wide open spaces within the National Park. There are several excellent links and inland golf courses nearby including Goswick, Belford and Bamburgh and shooting is available locally with first class grouse shooting in the Lammermuirs and Cheviot Hills together with many organised pheasant and partridge shoots. It is understood that the residents of Wark have trout fishing right on the famous River Tweed although there is no formal title agreement. Nearby the River Till, a tributary of the Tweed provides productive salmon and trout fishing. Good local state education is available in Coldstream for first and middle schools; otherwise, the very well- respected private school of Longridge Towers is only 12 miles away towards Berwick-upon-Tweed. THE WHITRYCK The Whitryck is an extremely attractive family home situated in an elevated position on the banks of the River Tweed, built approximately 11 years ago by a well-known local builder for the current owners. The property is in excellent condition and the garden has been landscaped and well maintained. Internally, Th e Whitryck is almost 3000 square feet and situated over two floors; the accommodation is flexible, light and spacious with river views from almost all rooms. The ground floor flows naturally from room to room and comprises of a large welcoming reception hall. From the hallway, the ground floor opens up to the three public rooms, the first being the family sitting room with oil fired stove and direct access outside onto the back patio. Beyond the sitting room is a large and spacious kitchen dining room. The kitchen is fully fitted with modern appliances and has wonderful views over the garden and River Tweed beyond. Off the kitchen is a utility room with downstairs WC and a conservatory with a multi fuel stove and access to the rear patio. Th e owners have turned one of the garages into an additional bedroom or gymnasium, as it is currently configured. With little trouble, The Whitryck could easily accommodate a downstairs shower or bathroom subject to obtaining the relevant consents. At first floor level there are three well-proportioned bedrooms which are supported by a family bathroom. At the end of the landing is the master bedroom which boasts a fantastic view over the River Tweed and also benefits from an en-suite bathroom and large dressing cupboard. The Whitryck sits in about 0.44 acres of particularly lovely garden grounds. A gravelled drive way leads to the garden which is mainly laid to lawn with herbaceous borders and specimen plants. The garden has been designed to make the most of the river with various viewing patios and BBQ areas situated along the bank. The current owners have made an approach to the council to obtain planning to construct a second home in the garden grounds. Although planning has not been formally sought after, initial pre-planning has been looked on favourably. For more information please see the selling agent. SERVICES Oil-fired central heating.
