Projecting 1881-1918 front with its own large gable. Second gable behind. Decorated with 1919-1968 X shingling and battening. Two bays to first floor. No major alterations. 1969-1989 1990-2003

Significance: Believed to be one of the first flat buildings built at Bondi Junction.

Special interest as one of the first in the area. Survives relatively intact.

Outstanding feature is 1800-1858 1859-1880 large Tudor style gable, with apex in terra cottage shingling. Good 1881-1918 decorative brickwork, including shaped and coloured bricks. Of 1919-1968 X special note are projecting entry and bay windows. Good leadlight 1969-1989 1990-2003 glazing.

Significance:

Highly individual example of an Inter-War flat building, displaying some fine detailing. Local significance. Substantially intact.

Whilst 1881-1918 X original face brickwork and rendered detailing has been painted over 1919-1968 the form, detailing and relationship of the buildings constructed in 1969-1989 1990-2003 Federation filigree style remains intact. Later replacement of roof cladding and construction of street front walls are reversible works, which at present detract from the aesthetics of the group. th The terraces record the early 20 Century subdivision of lands about the ridgeline to the east of Bondi Junction previously occupied by large freestanding residence open paddocks and small service structures.

Significance: The consistent have local significance as a cohesive grouping of Federation period terraces retaining extensive detailing and streetscape value. All red 1800-1858 1859-1880 face brick originally. Most dwellings retain iron lace verandah friezes, 1881-1918 X and balcony balustrades with fringes. Limited roughcast (to chimneys) 1919-1968 and stucco (to wing walls). Terra cotta roof tiles. All houses retain their 1969-1989 1990-2003 original palisade fencing. Central building (No. 222) features a roughcast gable above its balcony. Major alterations include painted brickwork (Nos. 208, 210, 222, 224, 228 and 230), render (No. 236) and concrete roof tiles (Nos. 212, 214, 216, 222 and 224). Many minor details lost or replaced, especially doors. Otherwise good.

Significance: Despite alterations this is one of the Waverley Council area's best surviving terraces. A good, twentieth century example of the stylistic transition from the Victorian to the Federation period. Major streetscape contribution on an important thoroughfare. Local significance. Substantially intact

Designed by Herbert Thompson and built by 1881-1918 X John Johns. Post War subdivision led to unsympathetic flat building 1919-1968 being built next door. Old brick church. Simple Ecclesiastical Gothic 1969-1989 1990-2003 styling with parapet gables. Light sandstock brick with stone used for decorative features. Good belfry with spire. Now has concrete tiled roof. Curtilage compromised by new flat building in front.

Significance: Early church building of local historical interest despite loss of visual context. Essentially intact, with some individual architectural interest. Substantially intact. Constructed in the property boom of the 1919-1968 1880’s the paired terraces retain varying degrees of detail of Victorian 1969-1989 1990-2003 Italianate and Victorian Filigree styles with the paired buildings set out to common alignment and evenly spaced. The form and spatial arrangement prefaced the introduction of the semi-detached residence as a favoured form of development within the Federation period.

Nos. 9 and 11 have 1800-1858 1859-1880 rounded, Ocean Liner style projections, each a mirror image of the 1881-1918 other. Nos. 13 and 15 are all rectangular. All are three storeys in light 1919-1968 x brick. Central features over entries, with parapets above. Very good 1969-1989 1990-2003 decorative brickwork, including different colours. Very few significant alterations.

Significance: Very good row of intact Modern style flat buildings, built around the time of the Second World War. Includes typical and interesting examples of the period. Local significance. During the First World 1881-1918 War housing shortages led to internal subdivision of existing residence 1919-1968 X as residential flats. The process continued after the war with purpose 1969-1989 1990-2003 built structures experimenting in forms and aesthetic resolution. This example represents a rare combination of semi-detached residence and the residential flat building detailed in austere Inter War Free

Classical style. The building has a deep red brick exterior of strong symmetry with rendered lintels and cornice. Attached pilasters rising through the elevation form capitals above the parapet. The squat form seen from the street conceals a lower ground floor set below street level. Settlement Patterns: Significance: The building is an unusual and strongly detailed Land Grants example of the evolving residential flat building between the wars. Its Private Subdivisions Suburban simple form demonstrates the influence of emerging modernism on the development revival styles of the Inter War period. The terrace of three residence employ a continuous bull nosed verandah, central gable and raised end walls to project a singular cottage form. Recent construction of a high brick wall to the central residence is out of character and considered reversible.

Significance: The terrace group retain substantial streetscape significance and demonstrates the effective but economical design employed in speculative construction of the early 20 th Century. Garden/Park Other Description and Historic Background: Period: The semi detached single storey residences are constructed in rendered masonry 1800-1858 with high pitched roof forms now tile clad. The paired residences are joined by a 1859-1880 X continuous verandah recessed between projecting gable fronts. The street front 1881-1918 1919-1968 gable ends incorporate canted window bays with arched Italianate window openings. 1969-1989 Decorative barge boards to the gable ends and turned timber pinnacles add a Gothic 1990-2003 influence to the detailing, whilst prominent chimneys with moulded render capping continue the predominant Italianate detailing. Botany Street provided a later thoroughfare through land undeveloped in the 1870’s and associated with large land holdings about principle residence to the ridgeline to the east of Bondi Junction. The initial subdivision of the 1880’s allowed for substantial attached residences on generous blocks capitalising on the view and proximity to larger houses with substantial surrounding gardens. Settlement Significance: Patterns: Land Grants One of the earliest residences in Botany Street the semi detached Victorian cottages Private Subdivisions employ a form achieving notable scale and streetscape presence due to symmetrical Suburban set out and the prominence of the forward gables. Lacework brackets, balcony balustrade and verandah frieze. Decorative stucco Period: 1800-1858 to entries, openings, parapet feature and chimneys. Significance

Fine example of a late Victorian terraced pair, in the Italianate style. One of the best surviving in this area. Of special note for its elegant lacework verandah. True to the original and in good condition. Local significance. Substantially intact.

Palisade fencing and party walls to front yards have been compromised by construction of high brick fence to front of No. 44.

Significance The terrace group record the late 19 th and early 20 th Century subdivision of open grounds about major residences owned by the Vickery family and other wealthy locals along the ridge line to the east of Bondi Junction. The group retains notable streetscape and aesthetic value. Set on Waverley Hill, near Bondi Junction. 1881-1918 X Approximately 60m high. Possibly erected c.1970. Telecom 1919-1968 radio telephone terminal, said to be located on the highest point of the 1969-1989 x 1990-2003 municipality, and a major landmark. Significant technologically and a symbol of Waverley's place in the communications network. The tower is 82m high and supports radio systems for telephone, television and data services.

Retains good façade to upper level with 1800-1858 excellent parapet. Elaborately decorated in stucco. This timber yard extends quite far 1859-1880 back into the area between Mill Hill Road and Denison Street. It appears to occupy 1881-1918 X the site used by Smiths Foundry in the 1860's and 1870's, which was originally the 1919-1968 1969-1989 site of the workshops built by Hough to service his mill (1840's-1881). The site may 1990-2003 have archaeological potential and should be properly investigated before any development takes place there. The current buildings are light industrial sheds and a turn-of-the-century commercial two-storey building with rising sun motif on the gable and crouching lions on the parapet corners. This building (47) postdates the Smith foundry, but the light industrial sheds may be on early foundations. The Bondi Junction Heritage Study identifies the commercial premises as belonging originally to W.V.H. Biddell & Co., manufacturers of Dr Lee's baking powder in 1903. In the Settlement 1910's the property was a garage, also owned by Biddell, who must have used some Patterns: part of the yard area. In the 1920's the Dairy Farmers Co-op Milk Co. expanded into Land Grants this site from the adjoining property. The sequence of uses on this site is of Private Subdivisions considerable interest, illustrating as it does a farming phase (Hough's), a light Suburban industry (foundry), suburban commerce (Biddell), large-scale marketing of primary development produce (Dairy Co-op) and downscaling back to local supply. 1890 – 1915. Other Substantially intact. Significance Façade retains some architectural interest in addition to the site's historical and archaeological interest. Local significance. The 1800-1858 Hotel was one of many reconstructed by the major breweries Tooths and Tooheys 1859-1880 through the Inter War period in response to the restrictive drinking hours. Introduced 1881-1918 in 1916. Such Hotels included extensive bar frontages enabling rapid sales of beer 1919-1968 X 1969-1989 during the notorious ‘six o’clock swill’. Prior to utilisation of the Inter War Functionalist 1990-2003 Style of the late 1930’s –40’s new hotels utilised the revival styles favoured between the wars frequently with Art Deco style interiors. The Nelson Hotel retains notable interiors in this style complete with its original bar layout. The building is detailed Settlement externally in Inter -War Classical Freestyle with raised pediments to the return corner and western elevations. Exteriors have original tiling with timber and chromed metal Patterns: Land Grants door and window framing beneath a metal suspended awning. Exteriors to the first Private Subdivisions floor are of mottled face brick with moulded render detailing including giant order Suburban pilasters cartouches and quoined returns. Timber framed windows have six pane development double hung sashes. Other Significance: The Nelson Hotel is a notable example of the Inter War hotel, recording the style and form of hotels constructed in response to restrictive drinking hours of the Inter War years. Name: Item No.: Terrace Housing St. James Road i87 Other Names: Type of Item: Precinct Address: Group of Buildings x 2-36 St James Road Single Building Land Title Information: Engineering Work Historic Site Lots 43-60, DP 250200 Monument Garden/Park Other Description and Historic Background: Period: These single storey attached residences have prominent gabled roof forms 1800-1858 addressing the street frontage and incorporating varied elevation treatments 1859-1880 comprising canted bay windows and metal roofed verandahs. Whilst gable ends are 1881-1918 X 1919-1968 predominantly detailed with fretted bargeboards, those at 22&24 St James Road 1969-1989 have Anglo Dutch style gables. Arranged in symmetrical pairs, the cottages have 1990-2003 bullnose metal roofs over entry to opposing sides of a central party wall. Moulded render detailing to the leading edge of the party wall, rendered quoin detailing and former tuck pointed brickwork remain evident. Roof cladding, originally of patterned slate, has been extensively replaced by corrugated metal and tile. Pressed metal roofing to bay windows remains evident to some residences. Iron picket fencing remains intact for much of the row. The group is attributed to the entrepreneurial builder J. Harkness who constructed similar groups of residences about the slopes north of Bondi Junction leading down to Double Bay. The residential group evolved from sale of lands formerly part of the St James Glebe Estate originally granted to the United Church of England and Ireland on 22 February 1859. Significance The single storey attached residences at 2-36 St James Road are a notable and consistent grouping designed in the Federation Gothic and Federation Anglo Dutch Style integrating residences within a grouping reflecting the ongoing influence of the th 19 Century Romantic Movement. The building group has notable architectural qualities and strong streetscape value responding to the small scale and narrow subdivision pattern of the location. Capacity remains for reinstatement of original colour schemes, roof cladding and landscaping to these residences. Acquired by Waverley Council in 1984 and reconstructed. (Bondi Junction 1881-1918 X 1919-1968 Heritage Study). Former factory building, reconstructed. Dated 1892. Three storeys. 1969-1989 Face brick with rendered, plastered columns and string courses. Double hung timber 1990-2003 windows, multi-paned. Simple moulded parapet. 1890 – 1915. Significance Rare surviving local example of an early factory building. Architectural interest for its Late Victorian Free Classical styling. Former industrial building restored by Council and now leased. Operated as a footwear manufacture between 1892 and 1969. Acquired by Council in 1984 and restored at that time. A long-lived industrial building and the sole remnant of 19th century industrial architecture in this area. Local significance.Altered sympathetically

Gambrelled terra cotta tiled roof. 1919-1968 Dichromatic tuckpointed brick with some excellent mouldings for 1969-1989 1990-2003 decoration. Outstanding feature is central entry. Arched, with decorative timber and roughcast gablet above. Good spindle valence to verandah. Fence probably later but sympathetic. Faces onto Centennial Park opposite.

Significance Fine example of the Federation style. One of the best surviving on the special subdivision associated with the creation of Centennial Park. Essentially unaltered. Local significance . Houses in a Late Victorian Classical Revival style, 1881-1918 x probably c.1895. Now in use as apartment houses, with unsympathetic 1919-1968 render and verandah enclosures. No. 15 has two very tall, dramatic, 1969-1989 1990-2003 symmetrically placed palms (Cabbage Tree palms?), to 20m high. Possibly from early 1900's. Street planting of native species not sympathetic. Land originally part of the Sydney Common. Subdivided off in the late 1880's to pay for improvements to the newly proclaimed Centennial Park.

Significance Fine fences and dramatic palm trees from early 1900's, complementing two fine Federation period villas. Local significance. Substantially intact.

Slate roof. 1881-1918 X Tuckpointed face brick, with excellent smooth, moulded and 1919-1968 pebbledash render for decoration. Dentillated cornice between storeys. 1969-1989 1990-2003 Arched verandah of special note, with matching scalloped balustrade to balcony above. Windows original but probably reglazed. Half- timbered and pebbledash gable. Fully rendered rectangular bay below. Excellent fence with wrought iron infill.

Significance Particularly good example of a standard form Federation house. Of special interest as a two storey example with an all brick double verandah. One of the more intact houses built on the subdivision arising out of the creation of Centennial Park. Local significance.
