These amendments are being sought to allow for the redevelopment of the York Downs Golf Course for a range of new low-rise, mid-rise and mixed-use residential uses, along with accompanying institutional (i.e., school) and parks/open space. Based on the preliminary land use plan for the subject lands, the proposed development could ultimately include a total of some 2,295 new residential units upon full build-out. These residential uses would generally be comprised of single detached dwellings, traditional townhouses, stacked townhouse blocks, back-to-back townhouse blocks, as well as mid-rise condominiums. The primary purpose of this study has been to identify the levels of existing community/social infrastructure in the area of Markham surrounding the subject site, as well as to evaluate the capacity and need for new infrastructure to support future population and employment growth. We hope that you find the information presented herein helpful as part of your ongoing discussions with municipal staff.
