8 B. Location and Accessibility Zevenellen is located in the Municipality of Leudal in the Midden- region. Land • N273 (Venlo-Maaseik), 1 km. • N280 (-Düsseldorf), 2 km. • A2 (Maastricht-Amsterdam), connection via the N273, 10 km. • A73 (Echt-Nijmegen) which connects to Germany/the Ruhr Area via the German A52 motorway, 15 km. Air • Maastricht Airport 31 km. • Eindhoven Airport 61 km. • Düsseldorf Airport 75 km. • Luik/Liège Airport 90 km. Water Zevenellen has its own port, accessible to category V vessels, with a direct connection to the . 9 C. Spatial Planning and Environmental Aspects

• Environmental zoning categories (3.2 and 4.2). • Maximum building height of 10 metres between the red and blue building lines on the plot drawing. • Maximum building height of 25 metres from the blue building line (towards the south) on the plot drawing. • Maximum building height of 53 metres in the southern part (yellow line). • Maximum built area percentage of 80%. • Distance away from the lateral and rear boundaries of at least 2.5 metres. • Parking and marshalling must take place on the end-user’s own plot (municipal parking regulations 2014). • Rainwater can be infiltrated via the cooling water canal. • Archaeology; site authorised for construction. • Unexploded ordnance: site authorised for construction. 10 D. Sustainability Sustainability is clearly prioritised. For example: • The existing green structures (fields, hedgerows, etc.) and areas of water will be upgraded and extended in a way that benefits the local ecology and spatial quality. • An attractive and natural zone will be created around the former cooling water canal in the centre of the area. • Chain cooperation will be encouraged (e.g. the use of residual heat, etc.). • Outdoor lighting in public spaces will be based on LED technology. • Two-pipe separated sewer system. • Installation of service conduits for cables/pipes. • Etc.

Sustainable Multifunctional Business Park Zevenellen has its own port. OML owns the entire area of water.

• Length on the west side: roughly 440 metres. • Width at the entry to the port: roughly 140 metres. • Suitable for development for warehousing and transhipment. • Accessible to category V vessels. • Navigation depth roughly 3.5 metres. • Winding hole/swinging area present for manoeuvring large vessels.

12 F. Civil Engineering Aspects

• Electrical supply: OML will install 3 transformers at the site and run a supply cable to each plot (up to a maximum of 3 x 250 amps). The end user is responsible for engineering the connection to this supply. • Gas: connection to the low pressure gas network up to G25 (maximum consumption of 40 m³ per hour). • Drinking water: Qn 3.5 limited to 10 m³/h: based on a diameter of 100 mm (excluding process water for operations). • Sewer: waste water (DWA) connection (sewer capacity of 4.5 m³/hour/hectare). • Rainwater (HWA): can be infiltrated via the cooling water canal, so infiltration does not need to take place on the end user’s own plot. • Data: OML will install a fibre-optic network.

Basic Spatial Design Assumptions: • Good access to the existing road network: ▪ Construction of a roundabout ▪ Connection to Berikstraat • Flexible layout of the area (customisation possible). • Phasing is possible. • 18 plots (size from roughly 5,000 m² to roughly 60,000 m²). Purchase price: available on request
