The land comprises a ring fenced block of land along with a small area of foreshore on the Firth. The land is located on the north side of the A862 road, offering easy access from Inverness. Inverness is a thriving city which offers a comprehensive range of shops, schools and recreational facilities. The small town of Beauly, some 5 miles west, is a very popular well serviced village. THE LAND The land extends to approximately 36.87 Ha (91.1 acres) in total and comprises a mix of good quality grassland and amenity land along the shore. The land is extremely flat but benefits from a good system of drainage ditches. It is classified as Grade 3(2) by the James Hutton Institute and is currently all in grass, though cereals have been grown in the past. The land is intersected by the north Highland railway line, which forms the divide for the two lots. There is vehicular access over the railway to Lot 2. Lot 1 offers a sizeable area of good quality grassland in two field enclosures with a wetland strip along the centre of the parcel which provides an amenity and conservation area. The grassland extends to approximately 53 acres and the land is cut for silage each year, generally providing a good crop. Lot 2 offers approximately 11 acres of good grazing ground with access over the railway line, along with a further 13.4 acres of rough amenity land and foreshore. NOTE: There is a bull in the field on Lot 2. Although it is said to be quiet, anybody viewing Lot 2 must take care. DIRECTIONS From Inverness take the A862 towards Beauly for approximately 6 miles. The land is located on the right hand side of the road. Lot 1 is accessed via a gate located opposite Lentran Lodge. Lot 2 is accessed from a track just before Lentran Station, where there is a small cluster of houses. Please follow the Network Rail requirements listed on the sign if crossing the railway track to Lot 2.
