This office condominium building is located at 116 Glacier Drive, off of US 93 South in Lolo Montana. Built between 1987 and 2007, the property has a variety of suites available ranging from 1,104 ± SF to 3,600 ± SF. The building is situated on approximately .8± acres with ample parking and easy access to US 93 South. Buyers have the opportunity to purchase one unit, multiple condominiums, or the entire building. The unit mix consists of a variety of floor plans suited to office or retail users. There is the potential to purchase and combine multiple units to create a larger floor plate. Currently 6 units are leased with staggered lease expiration dates. The Glacier Building offers affordable ownership opportunities. Office and retail condominiums are scarce in the Missoula market, so these units are ideal for small businesses looking to own their space. It is also a great opportunity for an investor looking to purchase a property in a growing submarket. In recent years, there have been several housing developments (single and multifamily) built within a one mile radius of the subject property. 200 more units are planned in the immediate area at the Lolo Peaks project. 7| 116 Glacier Lolo MT OFFERING TERMS BY UNIT Unit 101 102 103 104 105 106 107 201/202 Suite Size ±1,800 ±1,800 ±1,800 ±1,403 ±1,104 ±1,222 ±2,581 ±2,773 Existing Buildout Type Retail Retail Retail Retail Retail Retail Retail Office Price $180,000 $180,000 $180,000 $140,300 $110,400 $149,900 $258,100 $277,300 Price Per Square Foot $100 $100 $100 $100 $100 $122.66 $100 $100 Lease Status Occupied Occupied Occupied Occupied Occupied Occupied Vacant Vacant Lease Expiration 11/2023 5/2021 5/2021 8/2020 MTM 3/31/2023 NA NA 8| 116 Glacier Lolo MT OFFERING TERMS BUILDING OFFERING TERMS Total Offering Price $1,476,000 Unit Count Eight (8) (note there are 10 (ten) units but some are available as a combined offering) Total Price Per Square Foot $101.91 Address 116 Glacier Drive, Lolo MT, 59847 Property Size ± 14,483 Acreage .8 acres | 35,020 square feet Zoning Unzoned Taxes $17,736 (2019) Year Built 1987/2007 Water/Sewer City Water/ City Sewer 9| 116 Glacier Lolo MT PROPERTY HIGHLIGHTS INVESTMENT DRIVERS Scarcity of affordable office/retail condominiums in Missoula County Located near the Lolo Peak development project that will bring ±200 new residential units to Lolo Near the intersection of Highway 93 S and Glacier Drive SHOP Features include a drive thru, ample parking, monument & marquee signage and multiple ingress/egress points Well maintained property with little deferred maintenance 10| 116 Glacier Lolo MT PROPERTY HIGHLIGHTS 11| 116 Glacier Lolo MT STAIRS TO 201/202 GARAGE DOOR UNIT DETAIL : SUITE 101 104 101 102 103 105 UTILITY CLOSET 106 DECK DECK 201202 107 UPPER LEVEL Suite 101 Square Feet ±1800 Price $180,000 Price Per Square Foot $100 Lease Expiration 11/30/23 Tenant Lifetouch Open Floorplan with one private office. These places, referred Special Areas to as “geographic areas,” define a landscape that Guidelines people associate with on the Forest. Identifying these areas gives us the opportunity to fine-tune our forest- wide management to better respond to more local conditions and situations. The Lolo National Forest has been divided into the following eight geographic areas (see vicinity map on previous page): • Greater Missoula • Lolo Creek • Lower Clark Fork • Middle Clark Fork • Ninemile/Petty Creek • North Fork Blackfoot • Rock Creek • Seeley Lake Geographic Areas Each geographic area description provides the following: Geographic area map shows management areas (defined in Chapter 2) and acres in each, locations of unique features, primary population centers, and major rivers and roads. Unique characteristics and general overview provides a brief characterization of the area such as landscape features, primary land uses and ownership patterns, resource and recreational uses, and an indication of social and economic factors.

  • Southern California Fires
10.26.17 v.2 CJT Northern Region Burned Area Emergency Response (BAER) Post-Fire BAER Assessment October 26, 2017 BAER Information: (415) 881-1871 LOLO PEAK POST-FIRE BAER ASSESSMENT REPORT SUMMARY FS-2500-8 Burned-Area Report: Watershed Analysis, Condition, and Response The Lolo Peak Fire, which was ignited by a lightning strike on July 15, 2017, is located on the Bitterroot, Lolo and Nez Perce-Clearwater National Forests (NFs), southwest of Lolo, Montana. The fire was managed for full suppression since its start, but steep terrain, high temperatures, low relative humidity, high pre-existing tree mortality, and gusty winds promoted fire spread. For about six weeks, the fire spread steadily to the east toward Lolo. As of September 28, 2017, the fire burned 43,096 acres on Forest Service System (NFS) land, 845 acres on state land, and 9,522 acres on private land. The Lolo Peak Fire includes a variety of vegetation types that are aspect, elevation, and slope dependent. The dominant vegetation types within the burned area are dry, mixed coniferous forests (lodgepole pine, western larch, Douglas fir, and ponderosa pine) and cool moist coniferous forests (subalpine fir). At lower elevations and on south facing slopes, open grown ponderosa pine forests are common. The burned area was surveyed and assessed by a BAER team comprised of Forest Service scientists and specialists. The BAER team evaluated the burned watersheds to determine post-fire conditions, and identify values-at-risk such as threats to human life and safety, property, and critical natural and cultural resources. In addition to these critical values, other threats were also assessed, such as the risk for increased post-fire flooding, sediment flows, rock slides, hazard trees and noxious weed spread.
