The population is approximately 34,000, with more than 14,000 homes. It is a suburb of Pittsburgh less than seven miles from the city’s Central Business district. Mount Lebanon is an extremely popular place to live and work because it is the only true “urban suburb” in Western PA because of it’s high walkability score and strong demographics. The housing stock in this community is very affordable and diverse, and there is no public school bus program because all of schools are strategically located to allow for all residents to walk their children to school. The Washington Road business district and the Beverly Road business district feature an incredible array of high-quality shopping and dining options, with strong foot traffic from residents and guests. And because the Light Rail Transit (or the “T”, as Pittsburghers like to call it) is one block off of the Washington Road business district, “Mount Lebo” residents can forget about the high cost of garage parking while commuting to downtown Pittsburgh on the T. Or, residents can jump on the southbound T and shop at South Hills Village Mall. Public transportation is also readily available for easy access to the City of Pittsburgh or shopping destinations south of Mount Lebanon. The outdoor recreation life in Mount Lebanon is second to none, as the Township features 14 public parks (including Mount Lebanon Park, Bird Park, and Hoodridge Park), a municipal golf course, an abundance of ball fields, bocce courts, an ice rink, indoor and outdoor tennis, and platform tennis courts. And the public library and recreation center provide strong community building for all residents. The Mount Lebanon School district has a strong national reputation, as well as being ranked in the Top 10 schools in Western PA every year. The largest employer in Saint Clair Hospital, with a wonderful medical facility located on Bower Hill Road, featuring over 300 beds, 600 physicians, and 2,500 employees. And Tree City USA and Niche has named Mt. Pittsburgh’s economy has consistently outperformed the national economy. The Downtown office market has seen similar success. Greater Downtown, including the CBD, is the leading submarket accounting for nearly 36% of Pittsburgh’s total office inventory and is known for achieving some of the highest rental rates. Pittsburgh is headquarters for six Fortune 500 companies. ECONOMIC DRIVERS Five key industry sectors form a balanced, diverse, and dynamic economic base that showcases southwestern Penn- sylvania’s past, present, and future-focused strengths. ENERGY The Pittsburgh region has been a major U.S. energy hub for more than a decade, and the energy, oil and gas industry has continued to be one of the area’s most prominent job growth sectors. The Marcellus Shale formation’s ample supply of natural gas has been an enormous factor in the region’s impact on the energy industry. In 2007, the Marcellus Shale sector accounted for 2% of domestic gas supply, but this figure jumped to nearly 18% at the end of 2015. Marcellus Shale is now thought to contain 500 trillion cubic feet of natural gas. Due in part to this resource, the oil giant Shell an- nounced in 2016 that it will build a $6 billion “ethane cracker” plant along the Ohio River near Pittsburgh. 2015. Dubbed a “super-giant” find by energy companies, Marcellus Shale is now thought to contain 500 trillion cubic feet of natural gas. The plant will employ about 600 people permanently. Additionally, in October of 2014 Chevron announced a $20M donation to workforce development and STEM education in the Pittsburgh tri-state area.
