Federation Centres was formed in December 2011 and is a leading Australian Retail Property REIT specialising in the ownership and management of Australian shopping centres. With a management platform of 65 shopping centres valued at $7.3 billion, Federation Centres has a national management structure with offi ces in every mainland State. We work with more than 2,200 retailers representing circa 4,600 leases. Our retailers generate annual sales of $8.6 billion. Federation Centres directly owns 65 shopping centres, either wholly or co-owned with quality capital partners, with Federation Centres’ ownership interest valued at $4.9 billion. These shopping centres are located in every state and territory across and span Sub-regional, Regional and Convenience centres with a weighting towards Sub-regional centres. The diversifi cation within Federation Centres’ directly owned portfolio is achieved from a multitude of leases, retailers, shopping centres, shopping centre types and locations. Portfolio Overview

Federation Centres is a signifi cant owner and manager of Australian shopping centres with a management platform of 65 shopping centres valued at $7.3 billion, making it Australia’s largest retail property owner/manager (by shopping centre count) and third largest retail property manager (by GLA). Federation Centres directly owns a portfolio of 65 shopping centres (‘FDC’ or the ‘Portfolio’), either wholly or co-owned with quality capital partners, with FDC’s ownership of these Centres valued at $4.9 billion.

The Portfolio is well diversifi ed by centre type and location with Geographic Diversifi cation1 representation in the three core shopping centre types of regional, sub-regional and convenience centres and presence in every Australian NSW/ACT 28% state and territory. Enhancing the portfolio diversifi cation is the spread QLD 17% of retailers with circa 4,600 leases across over 2,200 retailers in the VIC/TAS 24% portfolio, with the largest exposure to Australia’s two dominant retailer WA 26% groups; Woolworths Group and Wesfarmers. SA/NT 5% The largest exposure to any single asset is 7.3% (by value) for FDC’s 50% share of Galleria located in Perth, Western Australia. This diversifi ed asset exposure reduces FDC’s reliance on any single income stream. FDC’s portfolio mix is focused on non-discretionary retail with 69% of the Well Diversifi ed Retail Mix2 portfolio (by value) comprising sub-regional and convenience centres, which are focused on everyday shopping needs for goods and services. Nepean Village is a single level fully enclosed sub-regional shopping centre anchored by Kmart, which trades 24/7 and a Coles . Both stores consistently rank in the top tier for sales turnover for these retailers. The Centre has a busy food court and is popular for fresh food and services. Warriewood Square is a single level fully enclosed sub-regional shopping centre anchored by Kmart, Coles and Woolworths and is situated on Sydney's northern beaches. The Centre is set to benefi t from an upcoming expansion, which includes the addition of mini major and specialty stores, an expanded Woolworths supermarket and additional carspaces.
