We are so excited to be here with you to start the process of reimagining Kingsmill Resort.

This vision starts tonight and will grow through a collaboration of the myriad stakeholders in the success of Kingsmill – ourselves, individual condo owners, homeowners & residents, Club members, and the greater Williamsburg community. We have a deep appreciation for the importance of community, a sense of belonging, and the need to partner with you as we shape this vision.

To help us materialize our concepts, we have retained one of the country’s most acclaimed architectural and design firms – Hart Howerton – to breathe new life into the physical environment of Kingsmill Resort, encompassing everything from the sense of arrival, signage, landscaping, and architecture. We are committed to reinvesting in the Kingsmill Championship and working with the LPGA to ensure the tournament remains at Kingsmill.

We appreciate the value the tournament brings to both the resort and the community and we plan to enhance this event to provide an even better experience.

Our aim is to recreate the structure of the tournament so that its primary purpose is to raise funds for local charities in the Hampton Roads area. Under our leadership, it will become an economic engine that promotes impactful growth in neighboring communities and the wider region. Kingsmill Resort Real Estate

We have also acquired the Realty company – the only organization that is listing homes exclusively inside Kingsmill Resort.

Under previous ownership, Kingsmill Realty has been essentially segregated from the resort and community. We are working towards full operational integration, which will allow us to market listings to the 170,000+ per year resort guests before, during, and after their stay. Our six full-time agents consistently rank in the top 30 of the 450+ agents in the Williamsburg area.

Our goal is for every resident of Kingsmill Resort to be a Member of the Club. We will develop new programming for all membership categories, improve course conditions on each course, and offer member-only experiences.

Social: We are re-introducing this category so that every resident within the Kingsmill community will have access to the resort. This includes the restaurants, spa, marina, and the River Pool pool complex, in addition to a 20 percent discount on all dining, spa treatments and retail purchases. Sports: Our Sports members will enjoy all the same perks as Social members, but with the added benefit of the tennis facilities, resort pool, limited golf access and fitness center. Golf: Our Golf members will enjoy the same perks as Social and Sports members, but with the added access to all three Kingsmill Resort golf courses. Membership Plans and Categories

Patriot Social Initiation Fee: $1,000* Monthly Dues: $78

Patriot Social members have access to all the Resort dining venues, spa and retail outlets with discounts. These members also have unlimited access to the River Pool complex and complimentary shuttle to Busch Gardens, Water Country, and Colonial Williamsburg.

Patriot Social members enjoy participation in the Club’s Events Calendar, involving themed dinners and dining experiences like “Pinot & Pasta” and Burger Night, holiday events, and tastings with local wineries & microbreweries. Additionally, these members may participate in groups like Vintage 99 for wine fans, Mug Club for beer enthusiasts, and take part in organized theatre & art excursions to Richmond and Norfolk. Patriot Sports Initiation Fee: $10,000* Monthly Dues: $220

Patriot Sports members have access to all the amenities of the Resort except the Woods course, with limited access to the River and Plantation courses on a pay-for-play basis on a discounted rate. These members have unlimited use of the tennis courts, bocce ball court, all fitness facilities including both pools, spa, marina, and River Pool complex. Patriot Sports members also have access to all dining venues and retail outlets with discounts.

The Patriot Sports category includes all the features and amenities of the Patriot Social membership category. Membership Plans and Categories

Patriot Golf Initiation Fee: $20,000* Monthly Dues: $550

Patriot Golf is the ultimate membership at the Club at Kingsmill Resort, featuring the Golf Channel Academy, Men’s and Ladies Golf Associations, competition against other area clubs, and over 100 scheduled play days and events.

Members have all the privileges and benefits offered under both the Sports and Social categories in addition to all the amenities of the Resort. This includes unlimited use of the River and Plantation courses and exclusive use of the Woods course, all with no green fees. This also includes full access to the Resort’s sports complex, including tennis, pools, fitness, spa, and all classes. Full Golf members also have access with discounts at all dining venues and retail outlets. Limited Membership Opportunity for current Non-Member Residents of Kingsmill Resort

Take advantage of your Certificate of Initiation Fee Credit to join the Club at Kingsmill Resort, which may be used as:

Thank you so much for the warm welcome that we have received since acquiring Kingsmill Resort a few short weeks ago. It was a pleasure meeting so many of you at the recent Town Hall meetings. We enjoyed hearing the stories of what brought you to Kingsmill Resort and what you enjoy most about the community and the lifestyle.

These meetings were an important first step in sharing our vision for the future of Kingsmill Resort and gathering feedback from you as we develop these plans. We have a great appreciation for the importance of partnering with you as we identify ways to improve the community and look forward to continuing these conversations.

As we discussed at the Town Hall meetings, one of our goals is to garner more member participation within the community. We believe the Club should be the center of all activity within the gates of this historic property, and we are planning a wide variety of member programs so that everyone can be involved and engaged.

To help make that goal a reality, we are going to intensely focus on new member programming and will be re-opening the social category, now named Patriot Social. The features and benefits of this membership category and all membership categories are attached. This membership will have a joining fee of $1,000 and monthly dues of $78. However, using the certificate described below, there is an opportunity join this category at no charge!

Offer to Non-Member Residents

We hope this certificate will encourage non-member residents to join the Club in time to take advantage of the upcoming summer season. The certificate has a value of up to $3,000 with an expiration date of May 31, 2017 and can be used in the following ways:

1) $1,000 may be applied to the Initiation Fee of the Patriot Social category 2) $2,000 may be applied to the Initiation Fee of the Patriot Sports category 3) $3,000 may be applied to the Initiation Fee of the Patriot Golf category

Upgrade Offer to Current Members

For those residents who are currently members of the Club at Kingsmill Resort, we are offering an opportunity to upgrade to the following category as described below:

1) Current Social Members may upgrade to Patriot Sports for $5,000 2) Current Social or Sports Members may upgrade to Patriot Golf for $10,000

Current Full Golf members are already upgraded to Patriot Golf and no fee is required. This offer is valid until May 31, 2017, which gives everyone who upgrades a full golf and tennis season to enjoy. On June 1, 2017, this upgrade fee will increase to $10,000 for a Sports Membership and $20,000 for a Golf Membership.

We believe the only thing keeping us from being the finest club in the country is not having every resident as a part of the Club. Our Club will be better with you and we hope you will become part of the family.
