Aéro – delahaye is the 1str AERO-RESORT . It has been designed by a keen pilot, to enable other aviation lovers, like you, to fly to your heart's content. It is composed of two grass runways, an aeroplane hangar, a restaurant, a holiday cottage and a programme of wood-built houses exclusively dedicated to pilots or aviation lovers and their families. It is based on the french concept of « Parc Résidentiel de Loisirs » (Residential Leisure Park), dedicated to flying leisure. And if you come by plane, we are 16 Nm from the sea, between Saint Omer (LFQN) and Le Touquet Paris Plage (LFAT), GPS 50°32’28’’N 002°02’01’’E. Our background We run a mixed farm of 150 hectares and we have got 10 hectares for recreational flying. Our family have been farmers on this land for 400 years. Naturally, we are therefore attached to it! I am Jean Louis Delahaye. I am 40 years old, and since childhood, I have been mad about aviation. First of all model aircraft, then flying. I have been flying since 1999 (PPL and microlight) and at the same time I began my own personal aerodrome project. Since 2000, I have developed a private aerodrome and microlight field, with club house, flying school and rental of aircraft parking, two runways, one of which is 630 m x 25 for planes , and the other 270 m x 20 for pendular microlights. I obtained the official authorisation to develop this project on 31st December 2001. Since then, the flying school has evolved to flying club status, with a school for pendular and 3 axis microlights, two machines and an instructor, and the club house has become a restaurant which serves regional dishes at lunchtime and in the evening . Since 2002, we have also had the possibility of accommodating aviation enthusiasts in our self-catering holiday cottage, which sleeps 7. Amongst enthusiasts Our wish is to steer aéro – delahaye towards a recreational flying activity exclusively for enthusiasts like ourselves. Between the North of France, Belgium, Holland and Great Britain, the sky is full of civil and military traffic. But in our area, there is a free Class G airspace for recreational flying. Few residents and little equipment (no transponder and radio not compulsory) make it easy to develop mlicrolighting and classic planes, for example. Moreover, close by (16 Nm) there are two aerobatic training zones which we can use and we have a partnership with Le Touquet International Airport, where we can fill up. We are autonomous for microlights. We want to preserve this space in order to have the freedom to fly. That is why we have studied and researched the best formula to allow enthusiasts like ourselves to use it. Our AERO – RESORT concept We have been aware of your requirements since we first started to receive pilots at aéro – delahaye. You wish to have : - accessibility : Paris, Lille, London, Brussels are just a short flight away, so you can come for the day, the weekend or for your holidays, as often as your own availability and the weather allow. No worry: A quick fly and without queuing (on the road or in the Air) and you are in your Air villa. - Space : in the air, class G airspace in the area of Verchocq, and on the ground, 10 hectares are allocated to you among the 150 hectares of our farm - social life : a club house, a holiday cottage, a well-respected restaurant, a real flying community, small events that fosters meeting between pilots. - Comfort : Your family will soon be able to enjoy a complex ( including an indoor swimming pool, a fitness centre and a club house) and you'll be able to round off your days at the Escadrille restaurant, which is already open and happy to welcome you... - flexibility: you can come whenever you want, as often as you like, without any extra costs : the park is open all along the year. - the security: you buy your plot as a direct sale, that is to say you buy a groung provided with services unlike in a housing devlopment where you buy on plans. Here once you have bought your plot, you can build whenever you want. In addition the park is fenced in and there will be watchman. All the more since it enables to get the private gardens maintained by the co-owner association. • The price includes all the services provided to the plot : access to the runway, road network, water & electricity inlet and the waste water treatment. • Price from 50 000 €, depending on the surface and the location. - YOU MAKE THE PLANS OF YOUR AIR - VILLA WITH THE ARCHITECT : • He is here to get your wishes and the specifications match. • He can manage all the works and deliver you your Air-villa finished. • He is also here to be sure that the Air-villa will be in harmony in the park. - YOU ATOMATICALLY BECOME A MEMEBER OF THE CO-OWNER ASSOCIATION : • When you buy a plot in the aero-delahay, you become the co- owner of green spaces and the equipments of the park, which represents about 5 hectares, that is to say 550 m² per co-owner. • Then the co-owner associaition manage the maintenance of the common parts and even the private gardens so your hobby will be your only concern. • It also runs the co-ownership charges. Today they are estimated to 90 € per month for the maintenance of the common parts, the runway, and wifi internet. • In addition, water and electricity are supplied from a common departure for the whole park. Then every plot has its own counter to assess every plot consumption. So the whole consumption is invoiced at an industrial price to the co-owner association and then every owner pay his consumption to the co-owner association. • In brief, we can compare the management of the aero- delahaye to this of a block of flats, considering each plot as a flat. In the final, you realize a personal investment and reduce very appreciably your costs to practise your favorite leisure within a lovers comunity in a place dedicated to aviation. What's more, you can also use other charged facilities - car hire, - bike hire, - flying school - access to Le TOUQUET airport at a preferential rate - shops - privileged use of our restaurant, the Escadrille To be honest, you will not find such an offer with so much avantages anywhere else. Your AIR - VILLA Their concept have been designed by a local architect, taking into account the following criteria: – aesthetics and durability – comfort and user-friendliness – economy and practicality That is why the Air – Villas are made of wood, a pleasant material that breathes and which is natural and economical, both to produce and to work with. The advantages of wood are enormous, especially for recreational use: energy costs are halved, building time is twice as fast as traditional building, costs are contained, the structure is dry, which means reduced energy consumption... without mentioning the look of wood, which gives the impression of warmth, nature and cosiness to the site.
