It has been designed by a keen pilot, to enable other aviation lovers, like you, to fly to your heart's content.

It is composed of two grass runways, an aeroplane hangar, a restaurant, a holiday cottage and a programme of wood-built houses exclusively dedicated to pilots or aviation lovers and their families. An indoor heated swimming pool will soon complete this unique site.

We run a mixed farm of 150 hectares and we have got 10 hectares for recreational flying.

Our family have been farmers on this land for 400 years. Naturally, we are therefore attached to it!

I am Jean Louis Delahaye. I am 40 years old, and since childhood, I have been mad about aviation. First of all model aircraft, then flying. I have been flying since 1999 (PPL and microlight) and at the same time I began my own personal aerodrome project. Since 2000, I have developed a private aerodrome and microlight field, with club house, flying school and rental of aircraft parking, two runways, one of which is 630 m x 25 for planes , and the other 270 m x 20 for pendular microlights. I obtained the official authorisation to develop this project on 31st December 2001.

Since then, the flying school has evolved to flying club status, with a school for pendular and 3 axis microlights, two machines and an instructor, and the club house has become a restaurant which serves regional dishes at lunchtime and in the evening .

Since 2002, we have also had the possibility of accommodating aviation enthusiasts in our self-catering holiday cottage, which sleeps 7. Amongst enthusiasts

Our wish is to steer aéro – delahaye towards a recreational flying activity exclusively for enthusiasts like ourselves.

Between the North of France, , Holland and Great Britain, the sky is full of civil and military traffic. But in our area, there is a free Class G airspace for recreational flying. Few residents and little equipment (no transponder and radio not compulsory) make it easy to develop mlicrolighting and classic planes, for example.

Moreover, close by (16 Nm) there are two aerobatic training zones which we can use and we have a partnership with Le Touquet International Airport, where we can fill up. We are autonomous for microlights.

We want to preserve this space in order to have the freedom to evolve. That is why we have studied and researched the best formula to allow enthusiasts like ourselves to use it. Our AERO – RESORT concept

– you build your Air – Villa when you want. Our offer in detail:

– First you buy a plot: it's size is voluntarily reduced: Indeed why spending so much money in the land, like it is made elsewhere, while we are interested in the Air.

– You buy the plot of land (between 400 and 600 m2), of which you are so completely owner: you sign in front of notary a title of full property. Price from 50 000 €, depending on the surface and the location. This Amount includes the works for the laying out of the plot (access to the runway, road network, water inlet, electricity inlet, waste water treatment )

– You become the co-owner of green spaces and the equipments of the park, which represents about 550 m² per co-owner. The maintening of this is managed by the co-owner union while you are flying.

– Then, you make your Air – Villa according to your needs and desires thanks to the advice of our architect, that will allow you to get your wishes and the possibilities offered by specifications match.

– Your Air-villa can take 30% of the plot surface, so for example a 120 m² cottage (living space including all the walls (NF=Normes francaises) on a 400 m² plot : It is spacious for holiday stay and also attractive concerning the investment. – In the final, you are so an owner of a plot of land and a house implanted in an environment of excellent quality dedicated to the practice of the air leisure activities: the most free space to practise the ULM and the plane between Paris, Brussels and London.

– So, you have to pay out nothing in more to park and protect your plane. You have only to pay the co-ownership union charges, as in any co-ownership for the maintenance of the common parts. These charges will be managed by an independent property manager. They are estimated at 58 €/month for the common charges and the maintenance of green spaces and at 42€/month for the maintenance of runways, the subscription wifi to the SDSL, the domestic rubbish, 30 m3 of water and 1200 Kw electricty.

– In the final, you realize a personal investment and reduce very appreciably your costs to practise your favorite leisure.

– Obviously you have access to all our collective services: indoor and heated swimming pool, playground, seminar room, club house,...

Designed by a local architect, the Air – Villas of aéro – delahaye have been developed taking into account the following criteria:

– aesthetics and durability – comfort and user-friendliness – economy and practicality

That is why the Air – Villas are made of wood, a pleasant material that breathes and which is natural and economical, both to produce and to work with.

The advantages of wood are enormous, especially for recreational use : energy costs are halved, building time is twice as fast as traditional building, costs are contained, the structure is dry, which means reduced energy consumption... without mentioning the look of wood, which gives the impression of warmth, nature and cosiness to the site.

At the moment, two Air – Villas are built. They are completed in three months on average.

Going away from the Farm, the Air – Villas are arranged on each side of a taxiway leading from the individual hangars to the runway. Models have already been made or are projected and are proposed to you. They allow you to get an idea of the kind of construction we can realize on the site:

– First, a ground floor hangar (aircraft or car), first floor accomodation.

– Then, a ground level accomodation with an outdoor hangar

The Air – Villas programme is set out in four sections (like hamlets), with a total of 93 houses, marked out by a different type of vegetation and roof colour.

The regulatory framework

The aéro – delahaye , 1st AERO – RESORT, is based on the statutes of a Residential Leisure Park.

This regulatory framework offers not only security, but also flexibility and economy to those who practise a recreational activity and wish to gather on the same site to practise or enjoy this activity. Nobody in verchocq as the idea of being a property developer, we are only flying enthusiasts. Come and meet us and you will notice it easily.

This regulation have been chosen because it enables to preserve the flying spirit. So if later some co-owners may want to change the aeronautical spirit of the park, the unanimity will be necessary, only majority won't be enough. As you can notice, here in verchocq we have a long term view and we and the sky remains our only horizon.
