Ghielmetti Vineyard The property is located on Reuss Road just east of downtown Livermore. Reuss Road is an extension of the famed Tesla Road, a destination tucked in the heart of the Livermore Valley in Alameda County. Roughly a 1-hour drive east of and north of the , the Livermore Valley is home to more than 40 wineries and a wide array of vineyards. As one of the first wine regions in California, Livermore Valley holds an important spot in the history of California’s wine industry. 4 Property Overview

Located in the Livermore Valley AVA, the Ghielmetti Vineyard resides on two parcels totaling approximately 100.87 acres. The property is just off Tesla Road in Livermore’s esteemed wine country and sits among unobstructed panoramic views of the surrounding valley and rolling hills.

In addition to the vineyard, the property offers a farmhouse that can be used as a part-time country home or full-time residence. A 1.25 acre olive orchard planted in 2002 is also located on the property. Zoned Planned Development allows for agricultural uses on the property including a winery and attached tasting room. The vineyard contains 65± acres of vines planted to , , , , , , Semillon, Petite Sirah, and with additional potentially plantable 5± acres.

Founded in 1869, the town of Livermore is situated in the heart of the Livermore Valley, one of California’s oldest wine regions and home to many famed wineries, farms and ranches that reflect the valley’s history. Livermore is located within Alameda County, California east of the Area and has a population of just fewer than 81,000. The region still reflects a farming, wine growing and ranching community as it did in the early 1900’s. The Livermore Valley Joint Unified School District has 11 elementary schools, three middles schools, two high schools and three alternative high schools. The region also includes a variety of charter and private schools as well as .

The Bay Area Rapid Transit (BART) conveniently serves and enables Livermore residents to easily travel to surrounding Bay Area cities. In addition to BART, Livermore provides the ACE train for commuters desiring a quick and easy commute to the Silicon Valley. 7 Livermore Valley AVA Early Wine Region in California

As one of the oldest wine regions in California, Livermore Valley holds an important place in the history of the state's wine industry. Spanish missionaries planted the very first grapes here in the 1760’s, and in the 1840’s California pioneers started planting vineyards of their own. Livermore Valley AVA is located within the broader Central Coast appellation and is surrounded by coastal range mountains and foothills. The unique East-West orientation of the valley allows for cooling Pacific Ocean and San Francisco Bay coastal fog and marine breezes in the late afternoons. Warm days and cool nights help to create balanced and fully-ripened fruit.

Livermore Valley is also the home to the very first wine from California to ever win a wine tasting competition in France (winning the Grand Prix at the 1889 Paris Exposition). Not only does the Livermore Valley hold deep roots in California history but today it is an up-and-coming location for young winemakers to flourish in the wine industry.

8 The Vineyard | Highlights

In the upper Livermore Valley, at the corner of Reuss and Tesla Roads, sits the Ghielmetti Vineyard, a 65± acre sloped and well-draining vineyard home to some of the best Cabernet Sauvignon and other Bordeaux varietals in the valley. Currently there are 58± producing acres plus another 6± acres being replanted to Cabernet Sauvignon. Additionally, there are another 5± acres of potentially plantable acreage. Because of the growing attention that the Livermore Valley is receiving in the wine industry, a bevy of emerging young winemaking stars are buying the grapes grown from this vineyard. Some of the best up-and-coming wineries in the valley that are making high quality, hand-crafted wines from the Ghielmetti Vineyard include Steven Kent Winery, Occasio Winery, Nottingham Cellars, and McGrail Vineyards.

The vineyard was originally planted in 2002 to 10 premium varieties arranged into 19 separate vineyard blocks. Ghielmetti Vineyard is rectangular in shape and uniquely positioned so that the vineyard slopes downward from all sides. An arroyo runs through the property from the north to the south end.

Elevations for the vineyard range from 810 to nearly 970 feet above sea level minimizing the potential for frost and offering a variety of different sun angles and aspects. The layout of the vineyard was well planned - its vine rows run predominately north to south – the ideal orientation for optimal sun exposure. The vineyard site's climate, aspect, gently sloping topography and soil types were all considered in the design process to produce the highest quality fruit and emphasize the subtle changes in terroir.

14 Zoning

PD: the zoning unit number is ZU-2068 Planned Development (PD) allows for Agricultural uses, including wineries. Alameda County planners confirm the property zoning allows for a winery and tasting room.

Conservation Easement The majority of the property falls under a conservation easement that sets forth agricultural zoning on the 92.54± acre parcel. The South Livermore Valley Agricultural Land Trust was established in 1994 as a non-profit, public benefit corporation that strives to preserve and protect valuable agricultural and open space lands. The 8.33± acre parcel is not subject to the conservation easement and contains the home site, a potential winery site and additional plantable acreage as well.

Development Parcel

The 8.33± acre parcel comprises the residential dwelling and holds the winery and tasting room opportunity. Current zoning allows for a winery and tasting room. Case production is unlimited as there is no winery use permit under this zoning. Alternatively, this parcel could be developed to include both a winery and more vineyard or simply more vineyard.

16 Climate

The East-West orientation of the Livermore Valley allows for Pacific Ocean and San Francisco Bay coastal fog and marine breezes to flow inland and cool the valley’s warm air. Warm days and cool nights create balanced and fully ripened fruit. Often referred to as a Mediterranean climate, the region faces warm to hot, dry summers and mild to cool, wet winters. Summer temperatures range from 75° to 85° degrees Fahrenheit but can also span to over 100 degrees. The hot summer days give way to cooler evenings and nights with drops in temperature to 50° to 60° degrees Fahrenheit, making it well-suited for Bordeaux varietals. For comparison, the Livermore Valley tallies lower "degree-day" totals than does St. Helena in the middle of the Napa Valley. Degree-days is a broadly used measure in viticultural circles to define how hot an area is.

The peak rainy season is from December to March and is characterized as 50% light rain, 32% moderate rain, 11% heavy rain and less than 6% thunder showers.

Water

Irrigation water for both the Vineyard and the Development parcels is supplied by the Zone 7 Water Agency. While these Zone 7 rights do not run with the land, sufficient water rights will be sold and transferred along with the real property to serve all of the irrigation needs of the vineyard and olive orchard at capacity. If authorized, the Zone 7 water could potentially be treated and serve a future winery use onsite. The current Zone 7 water charge is $120/acre foot and the water distribution is currently tended by a local water master.

A separate domestic well also services the drinking water needs of the residence and has a verified production of 40 gallons per minute. There is potential capacity onsite for additional wells and/or expansion of the capacity of the existing well site. There is a 1,000 gallon water storage tank for holding the domestic well water. 17 Building Improvements
