VALLEY FARM is a Grade II listed Farmhouse of special architectural and historic interest, the house is believed to date back to the 16th century. An impressive wing was added to the house around the late Victorian era including a superb drawing room. The house is primarily constructed from timber frame with rendered elevations under pitched pan tiled roofs with brick additions. Internally the rooms are well proportioned and there are a number of features throughout the house including open fireplaces, exposed timbers, oil-fired Aga and panelled doors. The bedroom accommodation is well arranged for family living.

There is also a charming cottage positioned to the east of the main house, consisting of sitting room, kitchen, 4 bedrooms and 2 bathrooms.

OUTSIDE The gardens that surround the house comprise established rose beds, shrubberies, specialty tree plantings and deep borders. To the east of the house is an enclosed garden with fruit trees, greenhouse and potting shed to one side and a rose and vine-entwined pergola concealing a natural pond. The gardens continue around the house, to the rear there is a small gravelled courtyard garden and long, well stocked herbaceous borders.

There are about 2 acres of paddocks and a stream running through the property. There is a recently restored 18th century barn which is an ideal party barn and adjoining this a large timber framed barn. There is one centrally-heated large room displaying exposed timbers and pine-boarded floor, as well as a kitchen and cloakroom. There is also an unconverted Suffolk barn of traditional construction with exposed timbers dating back to the 14th century with doors to outside which has planning permission to extend, leading out to an established vineyard c.75 acres (s.t.s.). The grounds extend to approximately 4.5 acres (s.t.s.) (excluding extensive front and back drive which we have not measured) also available is a further acre available by separate negotiation.

AGENTS NOTE 1: The extra land available is etched green on the site plan

AGENTS NOTE 2: The vendors have planning permission to run the barn as a wedding venue.

AGENTS NOTE 3: PRESALE BUILDING SURVEY: We have arranged for the vendor to have a building survey carried out by one of a panel of local surveyors. Copies of this survey will be made available to serious applicants and the original copy will be assigned to the purchaser who will be required to reimburse the vendor the cost of the survey. The availability of this facility will mean that the purchasers can negotiate knowing the condition of the property and ensure the minimum delay between agreeing terms and exchanging contracts. The cost of this survey is £2,000 plus VAT. In some cases the surveyor may recommend a re-inspection prior to exchange, for a modest additional fee, but he will be happy to discuss this with you.
