This is due in part to a well-orchestrated construction process, fortified by the great relationships nurtured by: our teams, owners, architects, engineers, consultants, governing agencies and subcontractors; and our commitment to quality. 1000 Grant - The Burnsley, Denver, CO Owner: Red Peak Properties Architect: RNL Design 1000 Grant - The Burnsley was originally built in 1963 and utilized as an all-suite hotel. In 2012 Red Peak Properties purchased the former landmark, high rise property and sought to re-purpose it into a multi-family apartment building. All 17 floors of the 70+ year old building required some kind of updating, both aesthetically and to bring it up to code, with systems updates ranging from heat pumps to sprinkler systems. Now fully renovated this project serves to satisfy Denver’s never-ending demand for rental housing. Winner of the ENR Best Project Award for the Mountain States Region Howard Hughes Center Apartments, Los Angeles, CA Owner: Equity Residential Architect : TCA Architects This 581,374 SF, multi-family project consists of the construction of 545 apartment units and 840 parking spaces, on 2 adjacent sites, off the 405 South freeway. Both building sites consist of 3 levels of underground parking, a podium level, and 5 levels of wood framed housing units. Construction of this project takes place adjacent to high profile, fully operational, undisturbed, commercial and retail establishments such as Howard Hughes Promenade, Center Drive, and the 405 South on and off ramps and 405 North on ramp. Vista Cameron Harbor, Chattanooga, TN Owner: Vista Cameron Harbor, LLC Architect: b3 Studio Inc. Our Nashville Division, SouthLand Constructors’ project at 556 Molly Lane is a ground-up project on an approximately 12-acre site, will include two high-end, 4-story apartment buildings. The larger building has 151 units and 124,656 SF of finished space. The second building has 82 units and 67,260 SF of finished space. The larger building completely encloses a beautifully landscaped courtyard which will have a swimming pool, decorative pergola, outdoor TV wall, grill, and fire pit. It has an exercise room right off of the lobby, a living/dining room area with a small community kitchen area for gatherings. Vista Cameron Harbor is situated in an ideal location with gorgeous views of the picturesque Tennessee River and has direct access to the Tennessee Riverwalk. Platt Park North Townhomes, Denver, CO Owners: Pando Holdings Architect: Woodley Architectural Group Platt Park North is a 10-acre townhome community consisting of 60, high-end units in ten, 3-story buildings. The 2 and 3 bedroom units range from 1,400 SF to 1,600 SF, and include tandem garages. All units come with stainless appliances, soft close cabinets, gas range and a nest thermostat to keep the units energy efficient. The play park in the center brings the neighborhood together. This phased project is currently under construction with 2 of the 10 buildings turned over to our owners for leasing. Camden Hayden, Tempe, AZ Owner: Camden USA, Inc. Architect: Architects Orange Camden Hayden is a 371,270 SF project comprised of 19 buildings, including a clubhouse and leasing office, totaling 234 units on a 7.8 acre site. The amenities include a pool, workout room, spa, BBQ area and a dog park, among others. This is one of our biggest projects in Arizona and will be completed soon. This project utilized BIM coordination. Legacy Apartments at Dove Mountain, Marana, AZ Owner: Legacy Apartments at Dove Mountain, LLC Architect: Robinette Architects, Inc. This is a multi-family project comprised of 12, two story, wood framed and stucco apartment buildings; totaling 118,000 SF with 168 units. It includes a clubhouse and pool, fitness center, and putting green. The one, two and three bedroom units feature walk-in closets, fireplaces, side-by-side washer and dryer units, and either a private patio or balcony. Belmont Village, Scottsdale, AZ Owner: Belmont Village Architect: Morris Architects Belmont Village, Scottsdale, is a 100,845 SF, 134 unit, 3 story senior living community. The project consists of a community kitchen with dining area, great room, town hall, activity rooms, learning center, offices, exercise room, wellness room, exam room, salon and spa. The large site also includes many outdoor spaces, patio, walking paths, a courtyard with gazebos and a pool. Mather Place of Wilmette, Wilmette, IL Owner: Mather Lifeways Architect: Solomon Cordwell Buenz & Associates The Mather Place of Wilmette is a senior living facility being expanded and renovated by W.E. O’Neil. The renovation involves a complete gut and rehab of the 32,000 SF first floor, which includes renovating the common corridor to feature new light fixtures, carpeting and finishes, and the addition of a new glass pedway. The expansion phase involves the addition of 51 new units. All construction is being done in and around occupied environments with minimal disruption to Mather Place tenants. Sunrise of Burlingame, Burlingame, CA Owner: Sunrise Senior Living, LLC This project is a 4-story senior living facility focused on Assisted Architect: Mithuin Architects Living and Memory Care services. It will have approximately 80 units with a parking garage located directly underneath the building. This community will feature a dining room on the first level, with a private dining area, and additional levels will have serveries as well as a terrace. A full range of amenities, such as media rooms and a hair salon, will be offered throughout the community. The Sunrise community’s design and décor will be consistent with the Burlingame neighborhood’s style and architecture, which includes lush and regionally specific landscaping. The project will be completed this year. www.sunriseseniorliving.com/communities/sunrise-of-burlingame/overview.aspx Sentinel Plaza Senior Housing Owner: Urban – Tucson, LP Architect: Lizard Rock Designs, LLC The Sentinel Plaza Senior Housing project consists of the construction of a new 6-story apartment project to house low income elderly residents. The 150,000 SF project was constructed of a combination of masonry, precast concrete plank, and Integra block. It is currently the tallest Integra block project in the United States. The project includes 150 one bedroom apartment units, a community room and support spaces. This project contributes to the successful redevelopment of downtown Tucson. Marriott Residence Inn, Chicago, IL Owner: Prime Group Architect: VOA Associates, Inc. This hospitality project at 11 South La Salle involves the renovation and conversion of a historic office building into a 325,000 SF, 35-story, 382-unit, Marriott Residence Inn. The project includes brand new Design-build MEP systems and exterior windows, as well as clay tile arch structural infills. W.E. O’Neil is also reframing the fire stairways and new entrances to the building. Construction of the Marriott Residence Inn is being completed on a logistically challenging downtown Chicago site while first floor tenants remain in operation. The project is scheduled to be completed in Fall 2015. LondonHouse Hotel, Chicago, IL Owner: Oxford Capital Group, LLC Architect: Goettsch Partners The LondonHouse Hotel at 360 North Michigan Avenue is a luxury hotel conversion from a 21-story Beaux Arts historic landmark office tower located in a dense, downtown Chicago intersection. The hotel will feature 452 guest rooms, meeting and board rooms and a large two-level rooftop bar and terrace. W.E. O’Neil is also completing an extensive replacement of the mechanical, electrical, plumbing and HVAC systems. All retail tenants on the first and second floors are remaining operational throughout construction. The LondonHouse Hotel is scheduled to open in 2016. Homewood Suites, Franklin, TN Owner: Pinnacle Caruthers – McEwen, LLC Architect: Overcash Demmitt Architects Our Nashville Division, SouthLand Constructors’ project is underway at the corner of McEwen and Caruthers. It is a ground-up project site, for an 8-floor, 120,000 SF, 145 room Homewood Suites Hotel. The hotel is situated in an ideal location with views of the beautiful Cool Springs area which is just south of Nashville. The hotel is primarily composed of suites, has an indoor pool, exercise room, state-of-the-art business center, meeting rooms, and an upscale dining room. The project is a unique structure type with a combination of hollow-core precast floor planks, concrete shear walls, and load bearing metal panels. Sigma Chi Fraternity House – University of Arizona Owner: Sigma Chi Building Corporation Architect: STG Design The Student Housing project consists of the construction of a new 16,000 SF fraternity house. The two story project is constructed of a combination of structural steel, metal stud and wood framing with an EIFS exterior skin, includes student suites, common areas, a commercial kitchen and dining hall. Now architects, builders and interior designers are addressing the pain points that emerged when our homes became our offices, schools and entertainment venues. It’s a little too soon for completely new model homes to be built that take the new normal into account. Still, incremental changes in floor plans and interior design have been made that point the way to the future. “While there are definitely some design changes we’re making, we also want to be careful of an overreaction to the current situation and design things that don’t make sense 18 months from now,” says Bill Ramsey, a principal with KTGY Architecture and Planning in Denver. “For example, home schooling is a big issue right now, but we don’t see that as a long- term need so we’re not designing homes with a school room as part of the floor plan,” he adds. “Instead, we’re focused on flexibility so that there is a place to do virtual school in the short term that can work for some other need in the future.” Dining room conversion Just as we’ve learned to pivot and adjust to a new way of living, so have our homes.
