Our methodology would begin with an effort to develop a complete under- standing of the architectural and engineering design intent. Generally this is ac- complished though written narratives provided by the architects/engineers as well as comprehensive meetings to discuss and review the intent and extent of the design. Massaro’s team will meet with the Director of the Physical Plant and maintenance staff and conduct site inspections of the facilities to assess condi- tions, current finishes, construction logistics, phasing and construction schedule. This collaborative process allows our team of estimators the opportunity to fully appreciate the owner’s needs and the designer’s intent to satisfy these needs. Estimating efforts will follow the Project Estimate Worksheet (PEW) as provided. Individual estimating methodologies of the sub categories are as follows: 1. AREA SUMMARY – Massaro will work with CRA and SCASD to assign accurate square footage to the specific areas identified in this section of the PEW. 2. DEMOLITION COSTS – Massaro will use our historic costs per cubic foot for bulk demolition. If possible, a more detailed approach will be employed for selective demolition utilizing existing condition plans and site inspections. 3. RENOVATION COSTS – Ideally the renovated areas have been segregated into well-defined programmatic areas. In order to develop a more accurate General Trades estimate, we would assign specific square foot costs to these individual areas (i.e. STEM, library, cafeteria, circulation, administration, etc…). Plumbing/Fire Protection, Mechanical and Electrical (MEP) costs will be devel- oped based on discussions with the engineers and Owner’s staff. These pricing efforts will use a blend of square foot costs (i.e. domestic water distribution) and unit costs (i.e. chillers, boilers, switch gear…). All costs are escalated to the mid- point of construction. 4. ASBESTOS ABATEMENT COSTS – Massaro will employ either a project specific Hazardous Material Survey or the facility’s most recent AHERA (Asbestos Hazard Emergency Response Act ) report to develop these costs. 5. NEW CONSTRUCTION COSTS – Massaro will use a blended cost per square foot for new construction costs. This blend will consider our historic costs escalated to the mid-point of construction as well as recently bid high school projects in the K-12 market. This blend will also consider similar scope, MEP systems and ar- chitectural finishes. CRA’s standard design details are also a source of extremely valuable information. A standard exterior wall section, for example, will provide us with significant insight on how to more accurately estimate this project. All costs are escalated to the midpoint of construction. 6. SITE WORK – Working with the design team, our site work/site utility estimator will develop a scope of work that will allow us to develop a detailed line item estimate for site improvements 7. EQUIPMENT – Included in #3 and #5 above. 8. ADD ALTERNATES – The same methodologies will be utilized for New Construc- tion, Renovation and Site Work alternates as described above. www.massarocms.com 9. SUBTOTAL – N/A 10. SUSTAINABLE DESIGN – This percentage would be developed based on our experience with sustainable construction and with considerable input from the design team based on their vision and initial K-12 LEED check list analysis. 11. OWNER’S REPRESENTATION - Generally a percent of construction costs based on anticipated scope of services required by the Owner 14.- 20. ADDITIONAL SOFT COSTS - All soft costs to be developed utilizing actual quotes, anticipated fees or industry standard percentages in collaboration with the Owner and design team. In summary, our methodology is designed to provide both the Owner and the architects/engineers the information needed to understand the financial model of this project.
