Heritage Impact Assessment – Land east of Church Street, Cropwell Bishop, Nottinghamshire Locus Consulting Ltd. EXECUTIVE SUMMARY In July 2018 Locus Consulting Ltd. were commissioned to compile a Heritage Impact Assessment to accompany an application for outline planning permission for the development of land east of Church Street, Cropwell Bishop, Nottinghamshire. This report discusses the potential archaeological interest of the Site in order to understand the potential impact of the proposed development on the archaeological resource. The report goes on to consider whether the redevelopment would impact upon the experience of the significance of designated heritage assets from within their settings. Considered against the prevailing local and national policy and legislation, further investigatory works was considered to be required to more fully characterise the nature, level and extent of the archaeological resource within the Site. To this end a geophysical survey was completed and forms part of the evidence base for this Heritage Impact Assessment. It is concluded that there is a moderate potential for archaeological remains to exist within the site. Remains are most likely associated with Iron Age/Roman rural land practices, and/or the locally significant Medieval and later farming practices around the village fringe of Cropwell Bishop. The level of archaeological interest is likely to be of local to at most regional significance. It is considered that the proposed development will have no impact on the ability to appreciate the heritage significance of designated heritage assets located within 1000m of the Site. The findings of both this report and the geophysical survey should inform any future phase of archaeological works within the Site, should any be required. 4 Heritage Impact Assessment – Land east of Church Street, Cropwell Bishop, Nottinghamshire Locus Consulting Ltd. INTRODUCTION 1.1 PROJECT BACKGROUND In July 2018 Locus Consulting were commissioned to compile a Heritage Impact Assessment to accompany an application for outline planning permission for the development of land east of Church Street, Cropwell Bishop, Nottinghamshire, at National Grid Reference SK 68606 35794 – henceforth known as the ‘Site’. For a full assessment methodology, please see Appendix 1. Figure 1: Site Location This assessment considers the potential and significance of any buried archaeological remains within the Site, and the potential impact of the proposed development upon any buried remains, if present. A geophysical survey of the Site was undertaken on the 11th and 12th June 2018 (Bunn, 2018), the results of which are integrated into this report. The application for outline planning permission for c. 85 residential units. Figure 2: Indicative masterplan of proposed development 1.2 SCOPE OF STUDY The objectives of this study are to: • Review relevant policy and legislation; • Identify heritage assets that could be directly or indirectly impacted upon by the proposed development; • Assess the potential presence and significance of archaeological remains within the Site and consider the requirement for further investigation or mitigation, • To assess the heritage significance of designated and non-designated heritage assets that might be indirectly impacted upon by the proposed development, the degree of impact upon them, and potential way to mitigate or avoid harmful impact. Research sources consulted for this study comprise published reference and mapping alongside a 1000m radial search of Nottinghamshire Historic Environment Record (NHER) centred on Site. 6 Heritage Impact Assessment – Land east of Church Street, Cropwell Bishop, Nottinghamshire Locus Consulting Ltd. 1.3 PLANNING BACKGROUND LEGISLATION AND NATIONAL POLICY There is national policy and guidance relating to the protection and treatment of the historic environment within the development process. These identify the historic environment as a non-renewable, fragile, and finite resource and place priority upon its conservation. This includes the setting out of appropriate assessment to ensure damage or loss to the resource is permitted only where it is justified. The National Planning Policy
