Long Stratton: 3 miles, : 8 miles, Norwich & Diss: 11 miles. The Property The Mill at Low Tharston is a Grade II listed property, built in 1792, of white shiplap timber construction on a brick plinth. The property was converted from a working mill in 1968 and further renovation was carried out by the previous owners in 1989 when the hoist was re-built and a new staircase created to give access to the third floor. The current owners acquired the property in 2001 and have since then installed a new boiler, a new wood burning stove, and overhauled parts of the roof with some re-leading. The property retains much period detail, typical of a mill with exposed beams and pamment floors. The house has flexible accommodation with a magnificent main reception room/dining room on the ground floor with a large Scandinavian wood burner. The kitchen adjoins this together with the entrance hall and a cloakroom/shower room, and there is also a snug/family room on the ground floor. On the first floor, the upper sitting room faces both northeast over the mill pond to the rear of the house and to the southwest over the cut/river to the front. Also on the first floor, there is a fifth bedroom which could be used as a further reception room. On the second floor, there is a main bedroom with adjoining dressing room and a further three bedrooms and cloakroom. On the third floor, there is a large attic/games room occupying the full length of the house and which could be converted into further bedrooms, subject to the necessary consents being obtained. Outside The property is approached by a large gravelled forecourt with parking for several vehicles. The parking area is shared with three neighbouring properties. The house is set in mature gardens and grounds with sweeping lawns to the mill pond and a shallow stream bordering much of the garden. The majority of the garden lies to the north of the house, adjacent to the mill pond and has extensive lawns with mature trees including weeping willow. There is a hard tennis court which has not been used in recent years and could benefit from some re-surfacing. To the southeast of the house there is a double garage. The land to the southwest is of particular note and there are traditional meadows, well hedged with trees along the boundaries, and grazing paddocks together with a stable block and open field shelter. The area is a haven for wildlife with regular visits from kingfishers, various wagtails, herons and other water fowl. The land is bordered to the south by a stream with areas of woodland and alder. The land in all extends to 4.619 acres (est). Situation Low Tharston is a small hamlet near the village of Hapton which has a local church and primary school. Good everyday shopping facilities can be found in the larger villages of and Hempnall.
