INFORMATION ABOUT LOCATION For the Cadastral Lot 20250/1 Cadastral Municipality of , at Augusta Cesarca Street in Belgrade

PLAN BASIS The cad. lot 20250/1 CM of SavskiVenac fulfills Regulation plan of the requirements to become a buildable land lot, it is located at spatial entity of Dedinje the areas of the entity “Top čiderskobrdo”, block “19”, within (“Off.Gazette of the City of the entity under previous protection “, Belgrade”, no. 1/2000) Top čiderskobrdo and Dedinje”, at zone “B”, intended for building of a high housing standard buildings of low-density residential zone type with a high-quality view and natural position, with land lots between 800 sq. m and 2,000 sq. m, with a considerable number of civil architecture buildings, where the ratio between housing and business activity is – over 80%: up to 20%.

POSSIBILITIES AND Construction parameters for the zone “B” are: LIMITATIONS Floor number: - themaximum allowed floor number for a facility GF + 1 + Attic - themaximum floor number for a garage and other ancillary buildings is GF (ground floor) - construction of cellar and basement is allowed. Building Coverage Ratio and Floor Area Ratio: - the maximum area of the construction lot under facility – Building Coverage Ratio C=30%, and the maximumFloor AreaRatio of all above-ground floors K=0.6, depending on the area of the construction lot. On the land property intended for the construction of residential building of low-density residential zone type, it is allowed to build swimming pools, sports courts, greenhouses, fountains, porches, ancillary buildings and garages. The size and shape of the land lot: - theminimum area of the land lot for the zone “B” is 900sq. m, and the minimum width of the face towards the public traffic is 18 m. Positioning o f the building against the bo undary with the neighbouringland lot: 1) at the distance of min. 4 m from the boundarywith the neighbouringland lot; 2) at the distance between 2 and 4 m from the boundarywith the neighbouringland lot (provided that the height of parapet of the opening towards the neighbouringland lot should be as min.1.5 m). Positioning of the building against the public space: The most protruding part of the building may be positioned up to the building line. No construction is allowed between the building (engineering) line and the regulation line, except for: 1) garages, which may pass the building line up to the regulation line, 2) fully underground part of the building. The distance between the building line and the regulation line of Augusta Cesarca street is 4 m, and from the newly designed street is 5 m. Outer appearance of the building: The size, volume and dimensions of the building must fulfill the following rules: - the volume and dimensions of the building, façade shaping and color must be in line with the volume and proportions of the highest quality building in the micro- ambient and those which are representative for the zone; - the same care should be taken of lateral and rear façades as of the front ones. The same applies also to accompanying buildings. The priority is given to natural materials, which will permanently provide satisfactory appearance. - Author’s architectural design is mandatory, in order to achieve representativeness and originality. - No construction under standard type designs is allowed. - No construction of prefabricated residential buildings is allowed. Fences: Installation of fences towards the street shall be carried out on the regulation line, according to the regulation protocol received. The fence towards the street should be transparent and in accordance with the surrounding ambient. Vehicle parking: Vehicle parking for the needs of the building occupants has to be provided within the land lot, outside public roads. Parking Is to be solved at an open parking space or garage. The number of parking spaces for residential buildings is determined subject to the number of apartments: 1 apartment – 1 parking space. Engineering-geological requirements for the use of the terrain: As a whole, to “Top čiderskobrdo”, block “19”, during the construction, shall be applied the same measures as to the micro-zoneIIb. For any field intervention and construction, provide special engineering-geological requirements from the authorized organization.

Newly planned facility shall be connected to the existing and/or planned public utility infrastructural network, upon prior obtaining of requirements from competent authorities, i.e., Public Utility Companies.

The design shall be prepared in compliance with the Requirements and Technical Norms for Designing of Residential Buildings and Apartments (“Off. Gazette of the City of Belgrade”, no. 32/IV/83) and with the Rulebook on Requirements and Norms for Designing of Residential Buildings and Apartments (“Off. Gazette of the RS”, no. 58/12).

LEGAL GROUNDS Article 53 of the Law on Planning and Construction (“Official Gazette of the RS” no. 72/09, 81/09, 24/11, 132/14 and 145/14) and the Rulebook on Contents of Information about Location and Contents of the Location Permit (“Official Gazette of the RS” no. 3/10).

GUIDELINES For the construction of the facility on the cadastral lot concerned, it is necessary to obtain the Location Requirements in accordance with Art. 53a of the Law on Planning and Construction (“Official Gazette of the RS”, no. 72/09, 81/09, 24/11, 132/14 and 145/14).

NOTE The Assembly of the City of Belgrade, on the basis of Art. 46 of the Law on Planning and Construction (“Official Gazette of the RS”, no 72/09 and 81/09) and Art. 31 of the Statute of the City of Belgrade (“Official Gazette of the City of Belgrade”, no. 39/08) made Decision on preparation of the Belgrade MasterPlan and Decision on preparation of plans for general regulation of developmentareas of the seats of local self-government units – City of Belgrade (“Official Gazette of the City of Belgrade”, no. 57/09), which are currently at the final stage of adoption. The Public Urban Planning Company “Institute of Urbanism Belgrade”, 30, Palmoti ćevast., is in charge for preparation of the plans.
