PLANNING APPLICATION 3305/15: 8 WOOD CLOSE, TOSTOCK

The Parish Council met last night ·to discuss the above and wciuld advise they do not support this application and would raise the following points:-

1. The scale of the extension is roughly double the size of the original concept (as proposed in accepted planning application 0554/15) and is disproportionate to the ·original size of the building.

2. The roof level of the garag~ and extension has been raised as compared with 0554/15 · and because of the sloping ground the existing floor levels in the extension and the windows have been raised with the overall. that the extension is being much higher than the neighbouring dwellings. Thfs is exacerbated by the sloping ground on which the extension· is built, the overall effect being to substantially overlook the neighbouring dwellings with consequential detriment to their privacy, light and amenity.

3. The design, of materials and finish are not in keeping with the original house or surrounding,houses.

The above contravenes Policies H 13, H 16 and H 18 of the MSDC Local Plan.

4. The architect's covering letter of 14th September refers to wheelchair access but Policy · H 19 clearly states where extensions are required to meet special family needs they should be modest in scale and in keeping with the original dwelling.

5. The dates on the architect's plans for the current application are dated April 2015 but they were not submitted for planning permission until September 2015. 1/

In the event that MSDC are minded to grant planning permission the Parish Council suggests there should be a condition for a high fence between "Gientor'' and this property in order to mitigate overlooking.
