I. INTRODUCTION Valuation is a method or Technique of estimating the present value of a property. The property may be a building, a factory, land or anything. The present value of the property may be estimated by present selling price or income or rent, it is fetching. The value of the property depends upon the nature of structure, life, maintenance, location, bank interest, legal control. To assess a property’s value, a valuer will measure the property, record details on the number and type of rooms, along with fixtures, fittings and any improvements. A property’s unique attributes will also be taken into account, such as: Location, Building structure and condition, Building and structural faults, Standard of presentation and fit-out, Access, such as good vehicle access and a garage, Planning restrictions and local council zoning. -

Based on the Act, the Government in G.O. No. 340 Health and Family Welfare Department dated 19.02.1982 constituted the Tamil Nadu Prevention and Control of Water Pollution Board on 27.02.1982. The Government has declared the entire area within the State of Tamil Nadu as Air Pollution Control areas vide G.O.Ms. No.4, Environment Control Department dated 28.09.1983 under Section 19 (1) of the Air (Prevention and Control of Pollution) Act, 1981.
