Make sure you are there in time for the sunrise. #1 Estate Cane, Frederiksted, St. Croix US Virgin Islands 00840 The Project Originally developed in 1993 as the Sunshine Mall, The Mall of Saint Croix will be undergoing a multi-million dollar redevelopment to provide a true mixed use town center to St. Croix. In addition to quality retail, the center will combine medical, government and private offices, meeting and conference space, and will be reminiscent of the town square and public marketplace of the island’s past.

The center will remain covered from the rain and sun, but bathed in natural light and the breeze. New skylights and open air entrances and patios will allow the natural cooling and lighting of the common areas.

2 A new dining deck will provide a common gathering space with offerings focused on quality, experience and customer service with the ambiance of a Caribbean street side café. This will all be complimented by artists and musicians, with a back drop of an island rainforest garden.

The project anchored by K-Mart and a soon to be announced retailers and offices comprises almost 314,000 square feet as well as over 1,200 parking spaces.

4 St. Croix, located in the Caribbean is part of the US Virgin Islands, an unincorporated US Territory. Although many languages are heard on the island, including Spanish, the official language is English and the US Dollar is used in commerce.

As of the 2010, the Census placed St. Croix’s permanent population at 50,601 with a part time winter population around 25,000 people. Today economic estimates place the permeate population around 65,000 people with a median household income of $41,000.00. St. Croix has limited retail offerings and the Mall of Saint Croix will fill that void.

5 The Economy

St. Croix was once an agricultural powerhouse in the Caribbean, but like many other Caribbean islands today, St. Croix has tourism as one of its main sources of revenue. A number of other industries on the island contribute to the economy, which provides a strong back drop to the redevelopment of the Mall of Saint Croix. Until 2012, St. Croix was home to one of the world’s largest oil refineries. On January 18, 2012, the refinery permanently closed. This had a major adverse effect on the economy of St. Croix and the entire U.S. Virgin Islands.

Today the facility has reopened under Lime Tree Bay Terminals, as a major international intermodal transshipment port for petroleum and petroleum products. British Petroleum has purchased the refinery and will bring a completely modernized facility back on line. This has returned almost 1,400 permanent jobs to the island with an expected in flux of over 1,200 contract employees. The island is also home to Captain Morgan’s and Cruzan Rum.

7 The Why

Currently an estimated $170 million dollars in medical services and $200 million of retail sales leave the island of St. Croix every year. Government and other services are scattered throughout the island, and St. Croix does not have a mall or retail property, offering a central covered location in which to shop, dine, be entertained and do business.

Projected direct job growth from post hurricane investment, the reopening of the refinery and petroleum facility will see a return to the island of many St. Crucians as well as the growth of inbound population looking for goods and services locally. Non-direct job growth could reach as high as 3 fold of the direct jobs with a potential 6 fold increase in population.

Pent up demand in all economic sectors for retail products, dining and entertainment is seen across the island.

The island population is familiar with most if not all US brands and have strong loyalty to such brands.

There is no sales tax in St. Croix which increases the public’s buying power.

Mall of Saint Croix will include renewable energy solutions to reduce operating cost and provide a greener environment. These include rain water recycling, solar power, and natural wind cooling options.
