It is about 2 miles west of the sought after village of West Hill, which has a good range of day-to-day facilities whilst the town of Ottery St Mary is 4 miles and provides a wide range of facilities including sports centre, Otter Nurseries and Kings School. The cathedral and university city of Exeter is 9 miles, (the majority via dual carriageway) whilst junction 29 of the M5 motorway is 6 miles and Exeter International Airport 4 miles. Overall a property ideally placed in a rural location yet close to good road communications. Introduction The property is Listed Grade II and the Register states that it dates from the early C17th probably enlarged in the late C18th or early C19th. Previous owners purchased the property in a very poor condition and sympathetically restored and renovated the farmhouse including a new oak cruck frame within the original cob walls. Modern flagstones run through the majority of the ground floor with underfloor heating with 8 zones. The property has been CAT5-wired with the house also having a sound/music/television system with built-in speakers through most of the house and also arranged in zones externally. Throughout the interior there is much use of oak doors, frames and architraves etc. Overall, effectively a new house within a fascinating historic shell which has been restored much in keeping with its origins of 400 hundred years ago. Accommodation Entrance porch with flagstone flooring. Dining room with flagstone floor, open fireplace and door to garden. Plank and muntin screen and exposed oak beams. Hallway with historic front door. Dual aspect drawing room with stone open fireplace beyond which is a dual aspect study. The sitting room is also dual aspect with extensive bookshelves and cupboards. Doorway into the wing referred to below. The farmhouse kitchen is another dual aspect room, superbly supplied and fitted by Barnes of Ashburton with handmade chestnut cupboards with maple and granite worktops. Double Belfast sink and propane gas with electric oven, range cooker. Built-in dishwasher, microwave and plate rack plus space for an American-style fridge freezer. This opens to a breakfast room with vaulted ceiling. Utility room with Belfast sink, floor and wall cupboards, granite worktops and door to garden. Beyond is the guest wing of shower room with slate floor and walls, shower, wc, bidet and wash basin. Beyond which is bedroom 5 with vaulted ceiling and magnificent beams. Returning to the east wing, this range of rooms has potential for an annexe (subject to the necessary consents). Games room with outlook to courtyard, oak doors to rear, oak floor and vaulted ceiling with kingpin trusses. Door to gym, another dual aspect room, with oak floor and beyond to a hall with kitchenette with hardwood worktops, sink, cooker and floor and wall cupboards, plus shower room. Beyond is a hobbies room, again dual aspect and door to rear drive. Vaulted ceiling and exposed kingpin trusses as elsewhere. Principal stairs to the first floor landing with cruck beam and outlook to the secluded rear garden. On the first floor oak cruck frames are very much in evidence and are used for dramatic effect in the Master bedroom suite with en suite dressing room plus high quality shower room. Bedroom 2 has a vaulted ceiling and is a dual aspect room whilst there is a 2nd landing with staircase to the kitchen. The family bathroom is another stunning room with free-standing bath, shower cubicle, wc and wash basin. Limestone floor. Bedroom 3 overlooks the side of the property while bedroom 4 overlooks the rear garden. The Grounds Electrically-operated gate leads to a patterned concrete drive providing extensive parking and access to the double garage with electrically-operated up-and-over door, side window and boiler. Steps lead up to the two doors into the house at the front. On the west side of the house are lawns and a patio area with hot tub, whilst the main gardens lie on the south side of the house and are particularly secluded with a patterned concrete patio area with low stone wall backing onto the sweeping lawns which extend far beyond. Stocked shrub area with summerhouse and a rabbit-proof fenced vegetable garden. On the east side of the house is a separate vehicular access with parking. Also a concrete drive which leads to a lockable timber store building, behind which is a log store and oil tank. Overall the property amounts to about 1.8 acres. Directions From junction 29 of the M5 motorway, proceed on the A30 eastwards and continue to the Daisymount junction. Take the B3180 southwards towards Rockbeare and West Hill. • ROCKBEARE PARISH NEWSLETTER January 2021
ROCKBEARE PARISH NEWSLETTER January 2021 We are Back! Happy New Year to all Parishioners. After a nearly 3 year gap we are back with the aim of providing all members with a quarterly update of what the main institutions within the Parish have been up to as well newsworthy contributions from anyone who wishes to send in items. These are very difficult times and the aim of this newsletter is to help bring the Parish together and add to the sense of community for all as we shelter for now and hopefully once freedoms are restored and we are back to ‘normal’ to inform all of the activities within the Parish. As stated the Newsletter will be produced quarterly with the next Newsletter coming out in mid April. If you wish to contribute or send in items then please send them to me via my email address [email protected]. Within the next Newsletter there will be an article which it is hoped will provide a snapshot of what it has been like within the Parish during the pandemic so send in your Covid Lockdown tales (good and bad) and these will be collated into this future article. My thanks to those who have agreed to deliver this Newsletter again Mark Readman Rockbeare Parish Council You will be pleased to note we have been meeting via Zoom monthly to discuss Parish matters throughout the pandemic. Our aim is still to protect the Parish and to look after our Parishioners where we can. We remain focused on protecting our essentially rural nature and will continue to fight the ever increasing presence of Cranbrook and the threats from Planners and Developers who seek to build on our Parish land against our wishes and those policies contained within our Neighbourhood Plan.

That the Committee approves The recommendations as set out in the opening paragraphs of sections 1, 2, 3 and 4 of this report. 1.0 Little Allercombe Farm, Rockbeare 1.1 It is recommended that: (i) The land and buildings at Little Allercombe Farm, Rockbeare be offered to the tenant of Topshayes Farm, Aylesbeare on a eleven year Farm Business Tenancy Agreement commencing 25 March 2012 and terminating 25 March 2023, subject to terms being agreed. 1.2 The Rockbeare Estate comprises: (i) Land & buildings at Little Allercombe – 49.95 ac (20.21 ha) (ii) New Ford Farm – 116.48 ac (47.14 ha) (iii) Land at Westcott – 59.06 ac (23.90 ha) Total - 225.49 ac (91.25 ha) 1.3 The former Estate Plan designated the land at Little Allercombe for retention to be amalgamated to New Ford Farm under the ‘land migration’ strategy ie it was to be farmed by the tenant of New Ford Farm as away land but if an opportunity arose to buy land adjacent to New Ford Farm, the Little Allercombe land would be sold to finance the acquisition on an in/out basis. 1.4 However, as part of a relocation package to move to Topshayes Farm at 29 September 2001, it was agreed with the tenant of that holding that he would be given first refusal of taking a tenancy of Little Allercombe Farm each year subject to terms being agreed.
