The surrounding countryside is noted for its scenic beauty and superb opportunities for walking, cycling, horse riding, fishing and many other country pursuits. Ardbeg’s location allows for an easy and relaxing commute through countryside to the outskirts of Edinburgh (around 50 minutes), easy access to Kelso and a good road network to the other main Borders towns as well as the beautiful, and rugged Berwickshire/Northumberland coast. Primary schooling is available in Ednam as well as Kelso. Secondary schooling is in Kelso where a new high school is soon to be built. Kelso has a good selection of local shops, a Sainsbury supermarket and an excellent range of social and sporting facilities including a race course, ice rink, swimming pool and golf course. The town sits at the confluence of the River Tweed and the River Teviot and is noted for its fishing, large market square and the remains of one of the great Border Abbeys. There is an existing main line railway station at Berwick upon Tweed and the new Border railway linking the Borders with Edinburgh is due to open in September 2015. DIRECTIONS From Kelso take the A6089, signed Greenlaw and Stichill, and head uphill to Stichill. On leaving Stichill follow the road for just over half a mile passing Stichill Forest Nursery before climbing and dropping down a fairly steep hill. Turn left at the gatehouse at the bottom of the hill (if you pass Stichill Home Farm with its small red pillar box you have gone too far) and drive up the track until you reach Ardbeg, which is the second house. DESCRIPTION Ardbeg is a spacious, modern, family home offering bright and flexible accommodation on two floors. The house was built to a high standard in 2007 and its well proportioned rooms give it a homely yet airy feel and it flows nicely due to the spacious entrance hall and landing. In addition to the oil fired central heating, with under floor heating at ground floor level, there is a handsome and effective multi-fuel stove in the family room. The well fitted out kitchen has a large American style fridge-freezer, two ovens and a ceramic hob. The house is well insulated and windows are triple glazed. Ardbeg sits within large and totally enclosed garden grounds which include areas of lawn, herbaceous beds, raised vegetable beds and some fruit trees. An attractive brick wall bounds most of the south side of the garden. There are two external power points and a tap in the garden. COUNCIL TAX Ardbeg falls into Band G for Council Tax purposes.
