2. Introduction

The application site is located approximately 2.5 miles to the west of the town of Marlow and is accessed from Bockmer End. Half a mile East of the properties and farm buildings centred around the junction of Bockmer Lane and Bockmer End. The site has and overall area of 475m2 and forms part the property known as Widefield. The surrounding area is rural in character, relatively flat and is well East Elevation from adjoining field screened by mature trees and hedges along its boundaries, particularly along the boundary with the lane. The site falls outside of any settlement boundary and is located within the countryside and Chiltern AONB. Gabriels is the name of the cottage situated to the North of the property Widefield at Bockmer End. A detached 2-bedroom cottage traditionally built of brick under and a clay tile roof. Set in its own garden with a parking area and a shared accessed with Widefield from Bockmer Lane. North Elevation Although a separate property , as registered at the Land Registry, Gabriels is in the curtilage of the main house Widefield which is a listed building. Widefield is also a traditional built property with an original timber frame part being altered and extended over the years. Currently both properties are in the same ownership.

Original part is timber framed with brick infill, old tile roof and central brick chimney. 2 storeys, 2 bays and central chimney bay. C20 paired leaded casements to outer bays and first floor centre. C20 central gabled brick porch. Cross wing is of flint with brick dressings and tiled roof, and projects slightly. 2 storeys and attic, one gabled bay with paired leaded attic casement. C20 single storey wing projects in front of gable and has gabled double garage.

To replace the existing large front double dormer with a more sympathetic Materials Pallette pair of dormers with pitched tiled roofs over the existing windows. Gable and checks to be timber clad in natural oak as dormers found on Widefield.

Build over the existing rear extension to provide a bathroom at first floor. A double pitch roof over with timber cladding down to ground floor. The new first floor would partly, on North East corner supported by an oak post, overhang creating a covered area for a new back door.

Generally all-round new timber casement replacement windows. A larger window to front elevation, right hand ground floor. A new window on North elevation ground floor. New window arrangements on rear elevation. Block and infill pair of windows on first floor North Elevation. Block and infill first Existing Dormers at Widefield floor window on South elevation. A new open oak framed porch to the front door on west elevation.

Internal alterations to include reversing the stair to allow access to the new bathroom at first floor. New fit out for kitchen and utility room with adjoining WC.

A pre application advice request and a site meting have taken place with both a Planner and the Conservation Officer. Ref P120/01039/PADO. The Weatherboarding Timber Casements proposals for this planning application are based on the agreed details as discussed on site.

7. Impact of Proposed Extension and alterations Extensive views are available of Gabriels Cottage and Widefield across the adjoining fields and public footpath. The proposed alterations and extension the rear would overall comprise of an improvement to the design of the cottage and rural nature of the area. The proposals would not encroach further into the landscape but would enhance the views of the cottage and the wider natural beauty of the Chilterns ANOB.

8. Other Planning Considerations Ecology it would be propose in line with policy DM34 and bio diversity that some additional planting and landscaping to the finished works and positioning of suitable bird boxes on the site. In order for the future health of the trees to be retained on site, that all development proposed whenever this is practical, is undertaken outside the root protection zone of these trees. Fencing will be erected prior to any works in the vicinity of the trees and removed only when all development activity is complete. The protective fencing will be as that shown in BS 5837. In addition, immediate ground protection can be provided by a permeable membrane, with 100mm layer of compressible woodchip overlaying it; an 18mm marine ply boards will then be secured on top of the woodchip to allow for light weight (1.5 tonne) site machine traffic.

9. Conclusion The proposal would not involve the loss of any historic fabric or significance. The impact on the setting of the heritage assets would be positive, likely to enhance, rather than detract from the setting of the building and that of the ANOB.

10. Design and Access Site Assessment and Context

Location. The proposal site lies to the West of Marlow in a rural location.

Ownership. The property of Gabriels Cottage is owned by Mr & Mrs Larsen

Survey. A survey of the house has been undertaken for the recording of the existing for purposes of a planning application and associated Listed Building Consent.

Existing Access. Vehicle and pedestrian access to the site is via Bockmer Lane.

Transport. As a rural site access is limited to private vehicles, bicycles or by foot.

Areas. The plot size is some 450m2. The existing gross internal area of habitable accommodation of the building is 86m2.

Access. The proposed alterations have been designed to comply with the Building Regulations, Part M when possible in the confines of a small property.

Landscape & Parking. A landscaped area to front and sides of the property would remain unaffected by the proposal.

Sustainability. The Proposed extension has been designed to comply with all current Building Regulations regarding sound and thermal insulation. Building materials will be from renewable, naturally occurring, and recyclable sources where possible. When possible with the demolition the original fittings will be re used as required in the new extension All new window frames will be timber and windows and external doors will be double glazed.
