Two stacked blocks mark the importance of the corner., while a third more solid block eases the transition to streetscape on Broadway. The breaking of the corner into two stacked blocks aims to reduce the perceived mass and height, while the joints give a relief and create semi-private and private deck space for the building’s users. • The corner is massed highest to frame the intersection, and leave a large set back to existing buildings and RETAIL future redevelopments. PEDESTRIAN • The third, eastern block, is kept lower as a transition to the existing broadway buildings and to match the height of potential future developments under the BIKE SHARE Broadway Corridor Plan. E. BROADWAY • A recessed ‘seam’ of glass connects the three blocks ONTARIO ST. and ties to ground floor retail and entry. • The building mass is constrained by setbacks at Broadway and Ontario, and by View cone 3.24. Programming 3-Block Massing • The heights of the three blocks closely correspond to recently completed buildings, and are at the scale of or lower than potential future redevelopment along Broadway. SCHEMATIC DESIGN • At lower heights, retail at 1-2 stories on Broadway is VIEW CONE referenced at the very permeable lower street level.
