The Well House The Well House is a pretty farmhouse believed to date back to the 17th Century and which is understood to have been built on the site of a former manor house. It is believed that the manor house was the home of Richard Whittington, the four times Mayor of London after whom the story of Dick Whittington is based. The house itself is full of character and in the oldest part being the dining room there is a working fireplace, lovely wall and ceiling beams and an oak floor. The drawing room, which has an imposing brick fireplace and wood burning stove, has doors that open onto a south facing terrace enjoying an outlook over the farmland. On the first floor there is a good balance of bedrooms and bathrooms, all of which enjoy an outlook over the grounds and paddockland. A spiral staircase then leads up to the second floor where there are 2 bedrooms. In addition to the main house is the garaging which is known as Well Cottage which offers huge potential to be used as ancillary accommodation subject to obtaining the usual planning consent. Our clients have had architectural drawings created for a 3 car timber framed garage with accommodation above. These were not submitted to the council and are available to view at the property. In addition, there are also redesigned plans for The Well Cottage, again which were not submitted to the council. A great asset to the sale of The Well House is that it is registered as a working farm which brings with it many benefits. In addition, our clients have recently obtained a planning consent for 3 agricultural buildings, one of which is the hay barn which would be located adjacent to the gardens. Consequently, The Well House provides great opportunities for the farming or equestrian enthusiast. This is adjoined by the kitchen area with a WC. This offers great potential to being converted to ancillary accommodation subject to obtaining the usual planning consents. Located on the highest point of the paddocks, to the east of the house, is the summer house which was formerly a bull house which has a wonderful outlook over the paddockland. Opposite the house is a small folly style brick store. The Well Cottage Summer House Gardens and Grounds The Well House is approached down its own gravel driveway which swings into the private formal driveway fronting the house. This in turn is bordered by lawns, flower and shrub borders. On the northern side of the house is a paved terrace area with an enclosed garden leading up to the paddocks. The principle gardens lie on the southern side being mainly laid to lawn, interspersed by mature trees and shrubs. Extending away from the house in a easterly and southerly direction is the paddockland split into 3 fields, providing a wonderful outlook, but also great facilities for a buyer wishing to use the land for farming or equestrian uses. This in turn adjoins, on the southern boundaries, a privately owned lake. Services We are advised by our clients that the property has mains electricity, water, oil-fired central heating and private drainage.
