The local town of Kilwinning (3 miles) provides an excellent range of services and facilities including primary and secondary schools whilst more comprehensive service and leisure facilities are available in the larger towns of Ayr and Irvine. Glasgow, (about 45 minutes) is easily reached via the A736 and Kilwinning also has a railway station on the main line to Glasgow with a regular 15 minute train service. Glasgow and Prestwick Airports are 19 and 15 miles away respectively. The surrounding countryside is ideal for outdoor pursuits. Nearby Eglinton Country Park offers riding on an extensive network of bridleways, as well as permit fishing for Eglinton Loch and the River Lugton. Ayrshire is renowned for its golf courses which include Royal Troon, Prestwick and Turnberry and and Rowallan Castle Golf Course, by Kilmaurs (7 miles), has an 18 hole course designed by world renowned golfer Colin Montgomery. Ayr Racecourse holds regular fixtures including the Ayr Gold Cup and Scottish Grand National. Sailing is popular on the Firth of Clyde with yacht marinas at Troon, Largs (25 minutes) and Inverkip. The cottage was gifted for use as a hospital for injured servicemen during the First World War before being reinstated as a private residence post war. It is full of character and charm with internal layout adaptable for modern day living. The accommodation comprises sitting room, dining room, 3 bedrooms, kitchen and family bathroom. The house has oil fired central heating and is mainly double glazed. It is surrounded by private gardens fully enclosed by hedge and fencing. The driveway is chipped and has parking for several cars. ACCOMMODATION The cottage has a most attractive sitting room with an open fire set in a tiled and pewter surround with tiled hearth and wooden mantle, laminate flooring and windows with deep sills over three aspects. The dining room has original wooden floor boards, open fire with stone hearth and surround and wooden mantle, beyond is the kitchen with tiled floor, wall and floor units and an electric oven, hob and extractor hood. The rear hallway with Carendene flooring leads to the master bedroom with French doors leading to the garden, two further bedrooms and a large tiled bathroom with wc, bidet, basin in fitted furniture, bath and separate shower cubicle with an electric Mira shower. There is a large storage cupboard at the end of the hall. OUTSIDE The private driveway into the cottage is chipped with herbaceous borders and parking available for several cars, single garage, double stable block and timber shed or wood store. The enclosed gardens have a variety of shrubs and mature trees, and a lawn with stone chip pathway. Understanding Scottish Places Summary This report presents a summary of the Your Town Audit (YTA) for Irvine, conducted by Scotland’s Towns Partnership and EKOS. The detailed YTA Framework and Data Workbook are provided under separate cover. The YTA was developed to provide a framework to measure and monitor the performance of Scotland’s towns and town centres using a series of Key Performance Indicators. It provides a comprehensive audit of Irvine with data on up to 180 KPIs across seven themes – Locality, Accessibility, Local Services, Activities + Events, Development Capacity, Tourism, and Place + Quality Impressions.
