They are not intended to constitute part of an offer or contract. We have not carried out a structural survey and the services, appliances and specific fittings have not been tested. All photographs, measurements, floorplans and distances referred to are given as a guide only and should not be relied upon for the purchase of carpets or any other fixtures or fittings. Lease details, service charges and ground rent (where applicable) are given as a guide only and should be checked and confirmed by your Solicitor prior to exchange of contracts. David Conway 269 Northolt Road, HA2 8HS 020 8422 5222 [email protected] Energy LOCATION Performance Certificate Below is the Energy Performance Certificate (EPC) for Eastcote Lane Energy Performance Certificates illustrate the energy efficiency of homes on a scale from A to G. Those in Band A are the most efficient, and will usually have the lowest fuel bills. The same scale is used to define the impact of a property on the environment. Higher rated homes will usually have less impact through carbon dioxide (CO2) emissions. To put this in perspective, the average property in the UK is in band D or E for both ratings. The Certificate also makes energy saving recommendations that may help reduce future energy bills. In some cases, these can be financed under the Government's Green Deal. In effect, Green Deal offers UK home-owners a loan, which is repaid through regular electricity bills. The main loan condition (the "Golden Rule") is that the amount saved each year on energy bills should be more than the cost of annual loan repayments. Note that the loan stays with the house when owners move on. David Conway 269 Northolt Road, HA2 8HS 020 8422 5222 [email protected] LOCATION Authorities Get to know your local authorities Local government directly affects quality of life, particularly when it comes to council tax, planning, waste disposal and the impact of local policies. You may want to investigate how this is likely to affect you if you decide to move. There are nearly 400 local authorities in England, with five different types of local government structure. These can be broadly divided into single-tier and two-tier authorities. Single-tier authorities are Metropolitan Authorities, London Boroughs and Unitary or Shire Authorities. Two-tier authorities have both a County Council, and a District Council or City Council. There are also around 10,000 parish and town councils, effectively creating an additional tier in some areas - mostly, but not exclusively, in rural areas. The National Association of Local Councils (NALC) represents and works on behalf of these community councils and is a useful contact point. The local authority locations and contact details for Eastcote Lane are: Shire / County / District Website Address Contact details Ealing Council t: 020 8825 5000 http://www.ealing.gov.uk London, Greater London, W5 2BY (London Borough) e: [email protected] Disclaimer: The information displayed above has been obtained using the property's postcode in proximity to its local authority. • Ickenham Neighbourhood Forum Application
Ickenham Neighbourhood Plan Area application and Ickenham Neighbourhood Forum application Neighbourhood Plan Area application The historic Middlesex village of Ickenham, now part of suburban Greater London, has a strong sense of identity and community spirit. At the 2011 census, roughly 12,000 people lived in the village and our proposed Neighbourhood Area corresponds with local feedback on our borders. Those borders have changed over the centuries, but have remained largely constant since the Chiltern railway and RAF Northolt divided Ickenham from Harefield and Ruislip one hundred years ago, and since the Western Avenue was constructed to our south in the 1950s. Proposed Ickenham Neighbourhood Plan Area A more detailed zoomable map can be viewed on our website here: https://ickenhamplan.wordpress.com/what-area-would-a-plan-cover/ 1 The starting point for the proposed neighbourhood area came from discussions with the Ickenham and Ruislip Gardens Residents’ Associations. Once we had established a proposed area, we consulted Residents’ Associations and Ward Councillors in neighbouring Ruislip, North Hillingdon, North Uxbridge and Harefield. Put simply, this is Ickenham. To the best of our knowledge, everyone living in the proposed area think they live in Ickenham and furthermore, we believe that nobody living outside the proposed area think that they live in Ickenham. Feedback has strongly suggested that we should write a neighbourhood plan for all of Ickenham, rather than just the built-up part of the village, or for the Ickenham electoral ward. Any other boundary would not be an Ickenham boundary, and would exclude parts of the village that people know and love.
