The Axis Facility @ Batu Kawan development project was successfully handed over to Federal Express Services (M) Sdn Bhd and rental commenced on 1 March 2020. Completed the acquisition of Axis Facility 2 @ Bukit Raja for RM37.0 million on 17 March 2020. 2Q2020 Completed the acquisition of D37c Logistics Warehouse for RM65.0 million on 9 June 2020. 4Q2020 Completed the acquisition of Axis Shah Alam Distribution Centre 5 for RM95.0 million on 10 November 2020. Completed the acquisition of Axis Industrial Facility @ Shah Alam for RM11.87 million on 3 December 2020. 5 PORTFOLIO HIGHLIGHTS 4Q2020 Signed the Sale & Purchase Agreements to acquire three units of 1 ½ storey detached factories for RM28.2 million, located in Kawasan Perindustrian i-Park in Mukim Kulai, Johor on 19 November 2020. One of the properties was completed on 12 January 2021 and the property is now known as Indahpura Facility 2. Acceptance of Letter of Offer to acquire a manufacturing facility for RM120.0 million, located in Kawasan Perindustrian Bukit Raja Selatan, Shah Alam, Selangor. Acceptance of Letter of Offer to acquire a warehouse for RM75.0 million, located in Mukim Plentong, Johor Bahru. Close to 1.37 million sq. ft. of space locked in through tenancy renewals and new tenants secured. Achieved 5.6 % positive rental reversion for the year from tenancy renewals and contracted step-ups. 6 FINANCIAL HIGHLIGHTS Declared the DPU of 8.75 sen for 2020. Total of RM19.0 million revaluation gain recorded for 2020. Investment properties currently stands at RM3.28 billion. Net property income increased by 3.6% for 2020 as compared to 2019. Realised net income increased by 8.5% for 2020 as compared to 2019. Announced the implementation of the Income Distribution Reinvestment Plan in conjunction with the payment of 2020 final income distribution. Traded at a premium of 38% to NAV on 31 December 2020. The significance of it is undeniable because it has become one of the necessities of human life. Studies have shown that housing adequacy is connected with the Quality of Life because everything starts at home. The preceding housing problems will reflect on the policy problems of local authorities and management. Some of the previous aftermaths on housing might affect the balance and sustainability of residents. A lot of issues about housing have been drawn to the media especially in Malaysia. Water supply crisis, flood issue, a technical issue like elevator problem, waste management, security, lack of facilities such as public transport are some of the examples. It is also affecting the satisfaction towards housing quality indirectly. This study investigates the satisfaction on housing quality in Mukim Bandar Johor Bahru and Mukim Plentong, Johor Bahru, Johor which cover a total of 696,500 people. A sample of 196 respondents is surveyed to identify the locals' satisfaction with their housing quality in three aspects which are the physical of house, infrastructure, and the environment by using Cochran’s formula. Descriptive analysis is used to analyse the quantitative data obtained.

Strategic areas of focused population especially in large cities have brought success to the opening of the hypermarket. AEON Co. (M) Bhd opened a retail store in Indahpura, Kulaijaya in 2013. The development in the area will affect the surrounding properties from the aspect of value, prices, rents, and others. Therefore, this study was to investigate changes in the market value of commercial properties in Indahpura before and after the construction of AEON Kulaijaya as well as future market value of commercial properties in Indahpura after the construction of AEON Kulaijaya. Secondary data was acquired from the Department of Valuation and Property Services Malaysia, Kulai Municipal Council and other reference materials. The results of this study will be analyzed using Microsoft Excel to change the market value of shop offices and the Statistical Package for the Social Science (SPSS) for the purpose of future market value of shop offices.

Four of the focal points will be located in the Nusajaya-Johor Bahru-Pasir Gudang corridor (Special Economic Corridor -(SEC)). Unfortunately, the failure to load important spatial data in reports and complaints of fishermen causes fishermen to be unable to understand the problems of the authorities at the local level to give their main attention and immediate action. This causes the frequency of the tendency of the authorities to ignore spatial data in making decisions that are not understood. Recognizing the importance of this spatial data, investigators have succeeded in getting to know the spatial data that are important rather than fishermen through community gatherings, meetings and visits to the site. Spatial data that may be included and highlighted in the report and the document can be documented in documents that can be used as guidelines or references to both fishermen and authorities.

    MALAYSIA COMMERCIAL REAL ESTATE INVESTMENT SENTIMENT SURVEY 2020 (CREISS 2020) Johor Sentiment Since the COVID-19 pandemic outbreak, investors are more cautious and defensive on their investments in the commercial property market. Tourism, one of the promoted sectors, is focused mainly in Iskandar Malaysia. However, with the unavoidable catastrophe of the COVID-19 outbreak, the hotel / leisure segment is severely impacted following cancellation of hotel bookings, flights, and tour packages. Our respondents are also taking a cautious stance on the office sub-sector in 2020. With slower absorption rate notably on the newer office buildings, particularly in Johor Bahru, this sub-sector is deemed less attractive. Although we were pleasantly greeted by our respondents’ positive sentiments on the retail sector, the current widespread transmission of COVID-19 and the prolonged movement control order (MCO) will be a double-whammy to both consumers and investors. The healthcare sub-sector, however, continues to receive confidence in the market. In terms of return and yield, more than half of the respondents are more optimistic on the sub-sector in 2020 compared to 2019. The logistics / industrial segment stood out as the most encouraging sub-sector with a few announcements that include the expansion of Port of Tanjung Pelepas and the development of the bunker island in Tanjung Bin. These developments, once in fruition, will become catalysts that will strengthen the sub-sector in Johor. Amid this current cloud of uncertainties, there are tremendous opportunities for players with cash looking for bargains.
