So peaceful and tranquil with walks from your door, you’re still part of the community here. While inside, the character is guaranteed to charm and the home’s allure is clear. A sunny rear terrace, generous garden plus outbuildings add to the property’s appeal. Your new home in the country is waiting for you – no longer a dream, oh so real!” • An impressive, pretty Semi-Detached Cottage situated on the Outskirts of the village of Carbrooke • Four Double Bedrooms; Two Bath/Shower Rooms • Two Receptions; Study; Conservatory • Spacious Kitchen; Separate Utility/Breakfast Room • Original Character with Fireplaces, Exposed Brick and Exposed Beams • A Vast Range of Garaging and Outbuildings • Generous South Facing Gardens; Wonderful Views across Farmland • The Accommodation extends to 1,686sq.ft • EPC Rating: E This is the holy grail of village life: a private and tranquil position, nestled in the countryside but still sitting within a friendly and welcoming community. Restored in recent years and brimming with character, this cottage has much to recommend it – and with a number of outbuildings, it’s very versatile too. A Sense Of The Past This semi-detached cottage is believed to date from around 1729 and is probably among the oldest in the village, although it isn’t listed. Its age is reflected in the enormously thick, insulating walls and the beautiful period features found throughout, including some lovely oak timbers, wooden floors and feature fireplaces. The owners have been told that the pair of semis were originally built as one complete house. It was later sub-divided into four cottages for farm workers and one village resident remembers visiting a childhood friend who lived in one of them. Today it’s a charming and welcoming place that anyone would be pleased to call home – and that could soon be you! Perfect For The Present The owners have always wanted to live in a period home and fell for this at first sight. Whilst it had been extended and renovated, they have further improved their home, replacing the windows, commissioning a local joiner to make solid mahogany front and back stable doors, building a double garage and adding a conservatory where you can sit and soak up the wonderful green surroundings. The cottage has plenty of room for a family but would also appeal to a couple, offering flexible accommodation. There are two main reception rooms, the kitchen leads on to a breakfast/utility room, plus there’s a study, tucked away. Upstairs, all four bedrooms are double bedrooms with ample space for wardrobes and the master has an en-suite. With two garages, plus a workshop, you’re not short of space for storage or hobbies and these outbuildings add to the versatility. There is also parking for multiple vehicles and a caravan or motorhome. “We’ve found it a great all-rounder,” explain the owners, “It’s plenty large enough for entertaining and we can seat 16 in the dining room at Christmas. If you restore cars or bikes, or you enjoy woodwork or similar, the garages and workshop will fit the bill. And you could easily convert one into a home office or games room, so you could work from home or have a hangout for your teenage children – it’s all so adaptable”. This Green And Pleasant Land Outside the front door you’ll find a public footpath and bridleway that takes you on a circular walk of around four miles, passing through nearby Ovington. There are various other walks and trails nearby, so it’s perfect if you enjoy jogging, cycling or if you have dogs. You’re well positioned on the edge of the village, so there’s little passing traffic and it’s lovely and peaceful here. Yet you are very much a part of this community. Carbrooke has a wonderful asset – the ‘jewel in the crown’ if you will – the Millennium Green, situated behind the village hall. This ten-acre area includes meadows, orchards, woodland, a large pond, a children’s playground, maze and even an amphitheatre. “It’s popular with families and dog walkers, while the wild flowers and abundant birdlife make it a lovely place for a stroll,” smile the owners. The village hall is also an integral part of community life, with a bar open on Friday nights and alternate Sunday mornings, plus regular clubs and events. Both the nursery and primary schools here were rated ‘Good’ by Ofsted in 2019. Summary This pretty semi-detached cottage enjoys a wonderful location within the rural village of Carbrooke. Sitting in generous gardens that can be found mainly to the front of the cottage, there is also a generous range of outbuildings. The largest of these was built by the current owners and easily accommodates two cars, but equally could be used as a workshop or games room. There is also additional parking for several vehicles. Please refer to the floor plan for the outbuildings. The house itself has retained much of its original character including the original well found within the front garden . Further character includes exposed beams, fireplaces and exposed brick, which can be found in the two front receptions and three of the bedrooms. The two receptions are both generous in size. Leading off the dining room, the current owners have built a glass conservatory, which captures views of the front garden. To the rear of the property is the spacious kitchen, complete with granite work surfaces, with an adjoining breakfast room/utility area. Integrated within the kitchen is a dishwasher, larder fridge and a Rangemaster stove with extractor fan above. Set off the utility room is the ground floor WC, whilst a stable door provides access to a wonderful west facing patio ideal for al-fresco entertaining in the afternoon/evening. The first floor accommodation is accessed off a spacious landing complete with the original timber floor boards. All four double bedrooms are full of original character, such as fireplaces, timber floor boards and exposed beams. The master bedroom has its own en-suite shower room, while the remaining three bedrooms are serviced by a spacious main bathroom complete with an original cast iron bath and a separate shower. Both showers are Aqualisa power showers. From most of the rooms upstairs you have wonderful views over the garden, village and adjoining countryside. • Society to Focus on Saving Traditional Breck Building Styles
Newsletter 3 – December 2003 SOCIETY TO FOCUS ON SAVING TRADITIONAL BRECK BUILDING STYLES The Breckland Society is shortly to embark on an ambitious project designed to record the area’s important and distinctive vernacular architecture. The Brecks have long been known for their characteristic landscape and for the interesting and specialised wildlife that is found here, but the region’s built heritage has received relatively little attention. This is all the more surprising given its richness; some of the best examples of flint and chalk construction in Britain are to be found here, as well as other interesting types of building material such as clay lump and distinctive types of brick. At a time of intense development, with spiralling housing targets and the use of flint in construction, and whilst this is one of the most consistently robust property prices, the vernacular architecture of characteristic building materials of the area, it is only part of the England is currently under considerable pressure. As swathes of identikit story. In the south and west of the Brecks there is a long tradition of housing march across the countryside, traditional styles of building, building in chalk clunch, and examples of clay lump construction also and the often highly localised materials that were part of this process, occur. Yellow brick is common in some settlements, and one does have been largely replaced by standardised techniques and forms not have to go too far back to the days when brick-making was a which are rendering the building stock of one part of the country common activity across the region, with many villages having their much the same as any other.
