Daniela Lepore I LUOGHI DEL COMMERCIO Dal mercato al mall (già in crisi) passando per il supermercato info e credit foto E’ IL MERCATO CHE FA LA CITTÀ Altra caratteristica che deve coesistere perché si possa parlare di “città” è l'esistenza di uno scambio regolare e non solo occasionale di merci sul luogo dell'insediamento quale elemento essenziale del guadagno e dell'approvvigionamento degli abitanti: cioè l'esistenza del mercato. Però non tutti i “mercati” fanno dell'abitato, in cui hanno luogo, una “città”. Le fiere periodiche ed i mercati … nei quali s'incontrano a data fissa commercianti che vi convengono per vendere le loro merci all'ingrosso e al minuto fra loro od ai consumatori, avevano spesso la loro sede in luoghi che noi chiamiamo “villaggi”. Noi vogliamo parlare di “città” nel senso economico solo nei casi in cui la popolazione stabile copre una parte economicamente essenziale del suo fabbisogno giornaliero sul mercato locale ed in particolare prevalentemente con prodotti che la popolazione locale e quella degli immediati dintorni ha fabbricato oppure acquistato per la vendita sul mercato. Ogni città nel senso qui usato è “luogo di mercato”, ossia possiede un mercato locale quale centro economico dell'insediamento, sul quale, in seguito all'esistente specializzazione della produzione economica, anche la popolazione non cittadina copre il suo fabbisogno di prodotti industriali o di articoli commerciali o di entrambi contemporaneamente e sul quale naturalmente anche i cittadini stessi scambiano fra loro le specialità ed i prodotti occorrenti per il consumo delle loro aziende. È un fatto del tutto normale che la città ... presentandosi come una formazione distinta dal paese, sia tanto sede di signoria o di principato, quanto luogo di mercato; non di rado nella città, oltre al mercato locale, hanno luogo anche mercati interurbani ai quali intervengono commercianti che vi affluiscono da altri centri. Ma, nel senso qui usato della parola, la città è un insediamento mercantile. Max Weber, La città, 1922 (tr. Spesso, inoltre, restano ancora vivi benché molto trasformati, dei percorsi caratterizzati dalla vita commerciale, a cui si sono affiancati (o sostituiti) nel tempo altri spazi specializzati e tipici della città moderna: gallerie e strade coperte (i Passagen o Arcades di cui parla Benjamin), i grandi magazzini, i centri commerciali (mall e ipermall). Il massimo sviluppo di questi particolari luoghi del consumo sono stati i primi anni dell'Ottocento, anche grazie agli investimenti dei primi capitalisti. Nell'Ottocento, da tipica architettura francese, il passage si diffonde nelle principali città europee, comunque non raggiungendo mai la ricchezza e l'opulenza dei passage parigini. I passage sono contraddistinti da un massiccio utilizzo di vetro e ferro, materiali che lo sviluppo dell'industrializzazione ha reso disponibili su larga scala. Inoltre, essendo tipicamente materiali "moderni", conferivano un aspetto moderno all'intera costruzione, andando a rappresentare la grande soddisfazione dell'uomo ottocentesco per il proprio sviluppo tecnologico. Altra caratteristica è l'adozione in un vasto spazio dell'illuminazione a gas, che sostituisce quella a olio. Infine il passage ha modificato completamente il significato dell'acquisto per una parte consistente della popolazione. Infatti la borghesia, frequentatrice classica del passage, trasforma l'acquisto in occasione per vestirsi in modo elegante, per vedere e farsi vedere. Il grande magazzino infatti, sfruttando le possibilità di una produzione industriale sempre più di massa, propone dei prodotti a un prezzo più basso rispetto al passage (prodotti di conseguenza più scadenti che necessitavano di un "contenitore" — il grande magazzino — lussuoso e prestigioso per soddisfare le esigenze della nuova borghesia). Non riuscendo a competere con le innovazioni proposte dai grandi magazzini (come il prezzo fisso applicato direttamente sui prodotti), i passages costruiti dopo il 1860 convertiranno la loro natura di luogo di consumo per assumere lo status di monumento. However, with the development and conception of a big box environment and a new typology of consumerism (and architecture) at play, the ‘suburban shopping mall’ as we currently know it, is slowly disappearing. Consumerism has always been an important aspect of many cities within the Western World, and more recently it is understood as a cultural phenomenon1. Early department stores have been, and are, architecturally and culturally significant, having engaged people through such devices as store windows and a ‘grand’ sense of place. It is more recently that shopping centres have become a space for the suburban community to engage – a social space to shop, eat and purchase. According to the report, the Latino buying power of $1 trillion in 2010 is predicted to see a 50 percent increase by next year, reaching close to $1.5 trillion in 2015. The U.S. Latino market is one of the top 10 economies in the world and Latino households in America that earn $50,000 or more are growing at a faster rate than total U.S. households. As for consumption trends, Latinos tend to spend more money per shopping trip and are also expected to become a powerful force in home purchasing during the next decade. Executive Summary For one analyst, the opening of a new enclosed mall is akin to watching a dinosaur traversing the landscape: It’s something not seen anymore. Dozens of malls have closed since 2011, and one study predicts at least 15 percent of the country’s largest 1,052 malls could cease operations over the next decade. Retail analysts say threats to the mall range from the rise of e-commerce to the demise of the “anchor” department store. What’s more, traditional malls do not hold the same allure for today’s teens as they did for Baby Boomers in the 1960s and ’70s. For malls to remain relevant, developers are repositioning them into must-visit destinations that feature not only shopping but also attractions such as amusement parks or trendy restaurants.     Alternative Credit Insights The Decline of Retail: Implications for the CMBS Market December 2018 Retail bankruptcies and store closures have filled news headlines in 2018. Notable chains such as Toys-R-Us and Bon- Ton, ingrained in our culture and economy for decades, have gone into liquidation. Others such as Sears and Kmart have filed for bankruptcy after many years of weak performance. Store closure announcements seem to be a regular occurrence, even for healthy retailers. To put these statements into perspective, figures tabulated by Bank of America CMBS research show nearly 5,000 store closings in 2018 thus far, representing over 130 million square feet of retail space. In this piece we examine the current and future states of the retail sector along with the associated implications for the CMBS market. Retail has always been a dynamic segment of our economy. From Sears’ introduction of the mail- Estimated Quarterly U.S. Retail E-commerce Sales as a order catalog in the late 19th century to the Percent of Total Quarterly Retail Sales 12% growth of the suburban mall in the mid-20th century, the retail industry has relied on periodic 10% reinvention to attract shoppers. With the rapid 8% rise of e-commerce in the last decade, traditional retail stores have been forced to change at an 6% even faster pace in order to maintain their 4% relevance. JCPenney, for example, has 2% experimented with the store-within-a-store concept, bringing Sephora into over 600 of its 0% locations. Others, such as Neiman Marcus, have 2009 2010 2011 2012 2013 2014 2015 2016 2017 2018 embraced Internet sales, with 36% of its 2018 Seasonally Adjusted Non-Adjusted fourth quarter sales generated online.
