Columbia Country Club | Chevy Chase, Maryland Golf Course Superintendent Columbia Country Club | Chevy Chase, Maryland Golf Course Superintendent About the Club Columbia Golf Club was organized in the District of Columbia in September of 1898. The game of golf was introduced with three holes played around the Club in 1898 but the first property was sold in 1909. The Club was reformed into Columbia Country Club by 200 of its original members and by 1911 the club had selected its present location and constructed a Clubhouse and golf course. Columbia Country Club’s golf course was designed by member Dr. Walter Harban assisted by Herbert Barker, professional of Garden City Golf Club. Walter Travis amended the course in 1917 and although the course’s reconstruction involved changing features it remained true to the original design and is the basis of the routing of the Columbia Country Club course as it exists today. Championship golf has a home at Columbia Country Club including the 1921 US Open Championship won by Jim Barnes. The runner up was none other than Fred McLeod, Columbia Country Club’s first head professional who was an accomplished professional golfer. The Club has hosted a number of other state, regional and national golf championships, including the U. S. Boys Amateur Championship won by Brian Harman in 2003. The Club will host its 3rd USGA championship this summer with the 2021 U.S. Girls’ Junior Championship in July. The course is parkland style and features ryegrass fairways and tees and poa annua greens. The course plays from 5,191 yards to 6,808 yards with par of 70 for men and 74 for ladies. A combination of common Bermuda, Kentucky bluegrass and ryegrass comprises the primary rough. Water is supplied through the local utility. A brook and the pond come into play through several holes. The 146-acre property (125 acres maintained) bisected by a public transit rail line is a fixture in the affluent Bethesda Chevy Chase neighborhood. Determined to provide year-round championship conditions, the Club has continued to provide resources to further improve playability and course aesthetics. A $315,000 drainage project is underway and master plan updates to holes #1, #2, #14, and #16 are recently completed. The Club is scheduled to install a new $2.3M irrigation system in November and is in the process of finalizing fairway and bunker renovations. The Golf Course Maintenance facilities received a major overhaul when the Club embarked on a $4M project which included the addition of a new 6,250 square foot storage facility and concluded with the remodel of the existing 4,400 square foot building in 2020. The golf course is open year-round as weather permits. Additional athletic facilities include eleven outdoor tennis courts, three indoor tennis courts (bubbled in the winter), four paddle tennis courts, a fitness facility, outdoor and indoor swimming pools, duckpin bowling, and an outdoor ice rink (overlaid on the pool deck in the winter). Food and beverage facilities include clubhouse dining, full banquet facilities, and a year-round quick service market. Columbia Country Club is open six days per week year-round. The Club restricts aspects of the facilities on Mondays. Columbia Country Club is governed by the Board of Governors and operates under the General Manager and Chief Operating Officer Concept. The Golf Course Superintendent reports directly to the General Manager. Columbia Country Club operates as a 501(c)7 non-profit organization. About the Position The Golf Course Superintendent performs all duties necessary in the proper management and control of the golf course operations and turfgrass maintenance. The Golf Course Superintendent is responsible for managing all agronomic aspects of Columbia Country Club and delivering championship playing conditions on a daily basis. Compensation: The Club will offer a competitive compensation plan, along with standard benefits. About the Ideal Candidate The Ideal candidate will have been an established Golf Course Superintendent and Director of Agronomy with a track record of leading highly regarded private clubs or golf courses with a history of providing the highest standards of conditioning. • Golf Property Appraisal Classification and Methodology
Date: September 28, 2020 To: Jim Hall, Ruth Peterson Cc: From: Larry Hirsh RE: Golf Property Appraisal Classification & Methodology The following is a summary of my review and analysis of the 27 golf course/club properties in King County for purposes of establishing appropriate appraisal methodology for ad-valorem tax assessment purposes. It is noted that approximately 8 of the properties are reportedly restricted from alternative development, thus highest and best use is not in question. The remaining properties have not been analyzed for highest and best use as it has been determined by the client that county legal counsel will address that issue. Therefore, our recommendations that follow are based solely on consideration of the continued present use of each of the properties as golf course/club facilities. We have identified the following market segments from the list of King County golf properties. • Daily-Fee o Price o Value o Premium • Semi-Private o Premium • Private o Value o Upscale We have identified on the attached spreadsheet, by category each of the facilities/clubs and their assigned category for the purpose of outlining appropriate valuation procedures and methodology for each, along with metrics and possible value ranges for each. www.golfprop.com since 1980 “we wrote the book” Memo P a g e | 2 FUNDAMENTALS This memo assumes the readers are professional appraisers and presumes basic appraisal knowledge and experience. It speaks to the unique elements of the valuation of golf properties and I encourage referencing my book Golf Property Analysis and Valuation – A Modern Approach,1 published in 2016 by the Appraisal Institute.
