There is a good amount of integrated storage. In keeping with the contemporary style throughout the interior of the house, colours are neutral, and lines are clean. All the other three bedrooms are very good sized doubles, all at the back of the house, and the generous family bathroom incorporates a fitted bath, a large, separate curving shower, and washbasin and WC within an integrated storage unit. Rural But Not Remote Nordelph is a small village with a thriving community based around the village hall. The canal provides a chance for ‘messing about on a river’ whether by canoe or in a bigger boat, and has lovely fenland walks. It is less than ten minutes to Downham Market where trains to London King’s Cross take around an hour and twenty minutes, and Cambridge about forty minutes. There is a good range of local primary schools, as well as secondary schools, including a state academy at Downham Market and independent Wisbech Grammar School. There are new leisure facilities in Downham Market, and in Wisbech, a multi-screen cinema plus plenty more shopping opportunities. The area around Nordelph is renowned for its birdlife, particularly at the Welney Wetland Trust, with stunning displays of migrating birds at various times of the year. The beautiful North Norfolk coast with miles of sandy beaches is also not far away, and even nearer, the Sandringham royal estate. Printed On Your Doorstep… The property is situated just outside the little village of Nordelph, in the northern part of the Fens. Nordelph is situated on the A1122 road just 5 miles from the nearest town of Downham Market with its primary and secondary schools, many shops and amenities, and its direct rail links to London King’s Cross taking 1 hour and 30 minutes. How Far Is It To… It’s about 10 miles northwest to the Georgian market town of Wisbech, the capital of the Fens, and 18 miles north to the hanseatic port of King’s Lynn, beyond which takes you up to the Norfolk coast with its outstanding stretches of beautiful sandy beaches. Swaffham is 20 miles to the east, and Cambridge is 33 miles to the south. The small village of Nordelph has a vast arable landscape and the presence of swans and ducks and natural river banks contribute to the area’s tranquil qualities. The slightly elevated area of Nordelph enables distant views to be gained towards Downham Market east and across The Fens to the south. Directions From Kings Lynn Hardwick roundabout take the A10 towards Downham Market, at the third roundabout take the second exit signposted to Wisbech (A1122). Stay on this road until you reach a roundabout where you follow the sign A1122. Once you cross the River Great Ouse and after approx. 3.5 miles you turn left over the bridge onto Silt Road, signposted to Christchurch and Welney. Keep right on this road and after a few hundred yards the property will be found on the right hand side. If you are travelling from Peterborough / Wisbech direction, from the A47 at the Elm Roundabout turn onto Elm High Road (A1101) signposted to Downham Market / Ely. Stay on this road for approx. 3.5 miles and when you arrive at the small roundabout take the second exit towards Downham Market (A1122). Continue on this road for another 4 miles and then turn right over the bridge onto Silt Road, signposted to Christchurch and Welney.
