12 Silt Road Nordelph | | PE38 0BW DRAMA AND DYNAMISM

An unusually styled but very attractive, brand new house has a somewhat traditional look to the exterior disguising the dynamic contemporary panache on the inside. It stands just a stone’s throw from in West Norfolk, in a little fenland village along the Well Creek canal, one of the many waterways that interlace the area after the draining of the fens centuries ago.

• A Detached Fenland Village New Build Home • Well Proportioned and Situated Close to Downham Market • Built by a Local, Well Established Builder with the Benefit of a Six Year Architects Warranty • Sitting Room, Study /Playroom • Open Plan Kitchen with Dining /Family Area, Utility & WC • Four Bedrooms inc Master Bedroom with En-Suite Shower and Dressing Area • Family Bathroom • Oil Fired Central Heating with Under Floor Heating to the Ground Floor, • Data Cabling throughout and Wiring for Sky • Fully Fenced Rear Garden, Parking to the Front • The Accommodation extends to 1,933sq.ft • Energy Rating: B On a country road off the main route, with open farmland views to the front and a backdrop of mature trees to the rear garden, the house is set back behind a brick wall and benefits a very generous gravel drive. Under terracotta pantiled rooves, with integrated solar panels, it is constructed in a mix of motley-hued brick with a silicone-based, exceptionally waterproof but breathable, cream render clad over the projecting front that features a distinctive, tall, brick chimney breast. Dramatic Entrance The dramatic, spacious, entrance hallway reaches skyward lit with natural light from above and to the side. Oak flooring underfoot which continues into the downstairs cloakroom straight ahead, complements the modern, solid timber? doors and the framework for the slick, glazed balustrade around the staircase and along the galleried landing. A built in corner cupboard provides a useful home for coats and shoes, with further storage under the stairs. Extremely Spacious Living A door to the left leads into the spectacular kitchen breakfast room, a vast open plan space that links with a snug area around to the left. Hardwearing and practical LVT (laminate vinyl tiling) extends throughout this whole area including into the utility room off one side of the kitchen (and into all the bathrooms). A wide run of bifold doors open onto the terrace and garden making this perfect for summer entertaining. High Tech Kitchen Quartz worktops cover an abundance of sleek, handleless, contemporary units in matt pale grey which line the eastern end of the room where a substantial island in Anthracite Grey features a large 700mm induction hob with pop-up extractor fan. Pull-out larder units stand tall, and an eye-level, CDA combi fan oven is integrated, so too a fridge, freezer and dishwasher? The utility room is equally swish with an array of matching fitted units, another sink, and worktops in quartz, with space for a washing machine and dryer. A huge area of the kitchen is free for a large dining table and chairs, and the adjoining ‘snug’ would be ideal for comfy seating over a television, or for an office space. It should be noted that there are TV points and data cables in every room. There is a plethora of LED downlighters throughout the house, combined with spotlights and ceiling lights assuring excellent illumination. Underfloor heating is throughout the downstairs (run on oil), and the solar panels ensure extremely efficient running costs in terms of electricity. Reception Space The dual aspect, main reception room mirrors the kitchen breakfast room in its proportions. Wall to wall grey carpet provides comfort and luxury underfoot, and windows to the south flank the inset brick fireplace with timber beam over and slate hearth. Another pair of windows to the west shed natural light into the room all afternoon and into the evening. Sumptuous Master Bedroom Suite Upstairs, the superb master bedroom suite with windows to the south and another to the east, is above the living room and again, is extremely commodious. On entering, you find a walk-in dressing room with fitted wardrobes and cupboard space on one side, and a very spacious, partially tiled en suite with a large, low profile shower and twin ceramic basins that blend seamlessly into their surround. There is a good amount of integrated storage. In keeping with the contemporary style throughout the interior of the house, colours are neutral, and lines are clean. All the other three bedrooms are very good sized doubles, all at the back of the house, and the generous family bathroom incorporates a fitted bath, a large, separate curving shower, and washbasin and WC within an integrated storage unit. In the owner’s words: “The property has a lovely layout with a nice flow; the feel for family living is excellent.” The Outside The manageable sized, sunny garden is nice and secluded at the back being fully enclosed by lapboard fencing with mature trees behind. A limestone terrace leads directly from the kitchen’s bifold doors, otherwise it is laid to lawn - a blank canvas for the new owner! Rural But Not Remote Nordelph is a small village with a thriving community based around the village hall. The canal provides a chance for ‘messing about on a river’ whether by canoe or in a bigger boat, and has lovely fenland walks. It is less than ten minutes to Downham Market where trains to London King’s Cross take around an hour and twenty minutes, and Cambridge about forty minutes. There is a good range of local primary schools, as well as secondary schools, including a state academy at Downham Market and independent Wisbech Grammar School. There are new leisure facilities in Downham Market, and in Wisbech, a multi-screen cinema plus plenty more shopping opportunities. The area around Nordelph is renowned for its birdlife, particularly at the Wetland Trust, with stunning displays of migrating birds at various times of the year. The beautiful coast with miles of sandy beaches is also not far away, and even nearer, the Sandringham royal estate.
