The present owners fell for it immediately. “We loved the warm cottage feel, and the house had lots of potential to improve and modernise,”

During their time in the property they have continued to improve it, extending the current galley bathroom to a luxury family bathroom with matching marble tiles and marble vanity unit, adding an en-suite and upgrading the cloakroom and pantry area and also making a fish bedroom. “We have added new flagstone flooring to the boot room, pantry room and porch and have changed all the doors and many of the radiators from standard to column.” And with so much land surrounding the farmhouse, there is always the potential to extend it if more room is required, subject to planning permission.

“The house has always been such a lovely family home and ideal for our three children,” the owners said. “We have so many happy memories of entertaining in the dining room with our family and friends, and of relaxing all together by the wood burning stove in the sitting room.”

Glamping Business The glamping business was started after permission for sixteen units was obtained, although with the uncertainty surrounding Covid the decision was taken to err on the side of caution and limit the number of units to five so that social distancing wouldn’t be an issue and also the likelihood of a second lockdown could be better assessed. The first units were made available for hire on 10th July 2020, namely the two Safari Tents (fully furnished accommodation which caters for up to six guests), and a single Pod

(which can also sleep up to four). Two Bell Tents were made available slightly later in the same month on 28th July, and these sleep from two to four people.

Using Instagram as their principal marketing tool, the owners achieved around 90% occupancy in July and August, although demand far outstripped this. The owners stopped taking bookings for the Bell Tents at the end of September and the Safari Tents at the end of October, but the Pod is lettable all year round. There is the potential to install radiators in the Safari Tents in order to open up bookings for the whole year. Additional income is also available from equestrian activities, wood supplies and paddle board hire.

The intention is to revise the pricing for 2021 and bookings have already been taken for the period, with a growing schedule of people who have expressed an interest.

Grounds “The garden is just beautiful, and we have had many garden parties including the children’s birthdays, when they have enjoyed the overground swimming pool and summer house,” the present owners said. “The garden has a number of ancient oak trees dotted around it, and the spring brings with it a blanket of bluebells to cover the ground.” In addition to a

OUTSIDE herb garden, and apricot, peach and cherry trees, the owners have grown all their own vegetables, making full use of the greenhouse and poly tunnel which has a self-irrigation system and hence is less labour intensive. “We also have an orchard with over seventy-four apple trees, including some rare varieties. We have them all pressed locally to make our own juice for our guests.”

Outside there are a range of outbuildings including a barn. “It is a great space for storage and has been so useful when building the glamping site over the past year and a half. It incorporates a workshop with radiators, and the barn also has its own electrical supply and lighting.”

The glamping site has many mature trees across it, and the owners have added over five hundred pine trees to further enhance it. Nine acres of the land have three large post and rail paddocks including stabling for horses and other animals, so there is plenty of room for the owners to keep their livestock. “We love animals so have horses, pigs, goats, alpacas, chickens, turkeys and ducks,” they said. “But we also have an abundance of nature here including hares, barn owls flying low at dusk, groups of kites, and wild geese.”

Wonderful Location Located in the valley of the River Burn, South Creake offers a public house (although currently undergoing refurbishment), a community centre, and leisure facilities including tennis courts, a bowling green, and a football pitch. The Georgian town of Burnham Market is within close driving distance and

OUTSIDE offers a range of amenities including a GPs’ surgery and dental surgeries, primary school and post office, and a number of independent shops, bookshops, art galleries. The market town of is also a similar distance by car if further facilities are required. South Creake is perfectly positioned for access to the coast with its celebrated beaches, walks and wildlife.

When asked what they most like to do in the area, the owners replied, “We enjoy walking, biking or hacking our horses to Holkham and the surrounding countryside. You can walk for miles without venturing anywhere near any busy roads. And we also enjoy paddle boarding at Staithe, where there are many fantastic eateries, and sea and pine forest walks.

On Your Doorstep... South Creake lies approximately 5.6 miles to the north of the market and racecourse town of Fakenham in Norfolk. Travelling west, King’s Lynn with its major shopping centre and main line connections to London (1 hour 40 minutes) is about 24 miles along the A148.
