The Property Sutton House is a most attractive village house, believed to date back to the 17th century, with striking south facing facade, adjoining cottage suitable for a variety of uses, and gardens and grounds totalling about 4 acres. The house enjoys much period detail, with sash windows, exposed chamfered beams and elegant room proportions typical of this architectural period. There are also good ceiling heights and large windows creating a bright and airy feel to the house. Of particular note is the delightful south facing drawing room, with fine views of the garden through shuttered sash windows and fireplace, the dining room, spacious kitchen/breakfast room with Aga and a charming conservatory with French doors out to a south facing terrace. In addition, on the ground floor is a useful utility room, walk-in drinks cupboard, second sitting room and WC. Stairs lead up to a long landing, giving access to all bedrooms. There is a large delightful master bedroom, with adjoining bathroom, and three further bedrooms and family bathroom. A gallery, which is currently used as a study, links the main house to the cottage, which leads to a guest bedroom with en-suite bathroom. There is access from this bathroom into the first floor store room of the cottage. The house has been well maintained but it would be fair to say could now benefit from some updating. Cottage & Barn To the southeast of the main house is the cottage, a charming brick and flint building, part of which was converted into a bedroom and bathroom linked directly to the main house by a gallery/study over the entrance from Back Street. The rest of the cottage now comprises two ground floor storage rooms, complete with inglenook fireplace and bread oven and with stairs up to a store room. Adjoining the cottage is the barn/garage measuring 29’10’’ x 17’5’’, currently used as storage. Both buildings provide great potential for a variety of uses. Outside Sutton House enjoys the use of two entrances, with the main gravelled drive approaching from the south, sweeping through the meadow and to a gravelled parking and turning area. A further entrance is directly off Back Street, through a pair of wood panelled gates giving vehicular access under an archway and onto a gravelled courtyard adjoining the house, cottage and barn/garaging and providing parking. To the south of the house is the formal garden, enclosed by brick and flint wall of various heights, providing privacy yet with views over the meadow. This area is mainly laid to lawn, with well stocked herbaceous beds, box hedging, lavender beds, rose beds, mature tree including horse chestnut and magnolia grandiflora, and both climbing roses and established wisteria trained to the house. A Yorkstone terrace adjoins the conservatory, with path continuing along the front of the house and to a shingle path running the length of the walled garden linking the gravelled courtyard with the parking accessed from the main drive. To the west of the house and gardens is the gravelled parking area and a large area of lawn with assortment of shrubs, mature trees and orchard. This area also hosts the composting area and an outbuilding currently used as boat storage. A picket gate gives access to a further lawn to the rear of the house, enclosed by brick and flint wall and with mature trees and shrubs and newly planted silver birch. There is a pedestrian gate from this garden onto Back Street. Also to the west is the meadow, divided from the main lawns by post and railed fencing. This large area of established grass is bordered by mixed hedging, with an area of young trees between the drive, which sweeps through the meadow, and the eastern boundary.
