On the ground floor there are two further double bedrooms, one with an en-suite shower room. NB. The largest of the ground floor bedrooms has en-suite facilities and is approached via the second sitting room and could easily be reconfigured to provide 3 Ref: LCAA7018 a self contained annexe (subject to gaining necessary consents) ideal for those with dependent relatives/grownup children/guest suite. • Reception rooms include a superb farmhouse style kitchen with oil fired Aga with electric companion unit, a great space for entertaining with room for a twelve seater dining table. In addition, there is an approximately 2 acre paddock. • Extensive parking for numerous vehicles plus double garage. • Recently installed double glazed windows throughout plus oil fired centrally heated accommodation. The property is well presented but still offers great scope for further improvement. • Walking distance from the highly desirable rural village of Mithian and less than three minutes’ drive from the centre of the thriving coastal village of St Agnes and close to a range of fantastic north coast beaches. LOCATION Trewarren is located in a rural and little populated area of Mithian Downs just outside the pretty village of Mithian. Mithian has a popular inn and a well thought of primary school and only a couple of miles further away is the thriving, sought after coastal village of St Agnes which has various inns, restaurants, shops and general stores supplying all day to day needs. The attractive Victorian and Georgian properties in St Agnes run down to the sea at Trevaunance Cove where there are also splendid clifftop walks along the South West Coast Path. To the west there are gorgeous golden sandy beaches at Chapel Porth and Porthtowan and to the east there is Perranporth which sits at the head of a two mile golden sand surfing beach and has a good selection of shops as well as a fantastic links golf course. 4 Ref: LCAA7018 Around 15 minutes’ drive away from the property is the cathedral city of Truro, the capital of Cornwall, which is the best served conurbation until one reaches Exeter. Truro’s wide and attractive streets have a health mix of local and national retailers, along with many inns, restaurants, bistros and cafes. There is a mainline railway station on the Penzance to London Paddington line at Truro along with a leisure centre and Cornwall’s main hospital. The recently built Richard Lander Secondary School between Threemilestone and Truro is less than 10 minutes’ driveaway and is close to Truro College, whilst there are also three private schools around Truro. 5 Ref: LCAA7018 6 Ref: LCAA7018 Not to scale – for identification purposes only. LOVE ST AGNES Dear friends There is no doubt that 2020 has seen unprecedented & difficult time for all of us. As a community the parish of St Agnes is a vibrant, supportive and friendly place to live and as residents and businesses together we have supported each other during the challenging days. As one of the largest parishes in Cornwall (St Agnes Parish stretches almost up to Perranporth, down past Porthtowan and inland to the A30) we welcome a huge number of visitors & tourists all year round and many have become friends as they return year on year. This summer, as restrictions allow, we look forward to welcoming everyone, but we know that things will need to be a little different. We like the rest of the UK need to ensure that we keep our villages safe and welcoming for both those that live here all year around and for those that call it home for a few days or longer. We hope that a few helpful notes, in advance, of your holiday may help you to enjoy your stay in our beautiful Parish. SOCIAL DISTANCING Shops & Businesses have implemented measures to keep us all safe. Please look out for the instructions and notices as you enter and kindly respect them.

Observe the adit on the leftA , water from which has never been known to fail and is a recognised potential emergency supply. You now enter an area known locally as "Parc Shady"B . It is easy to see how it acquired this name. After a few hundred metres you see a simple bridge of two granite lintels C . Ignore this (you’ll see it again later!). Continue on to a more open area where one crosses the stream (there is no bridge). Having crossed the stream, continue on the well defined track, you will shortly pass the wastewater treatment plant to your left. Note the extensive spoil heaps above on right.
