CHARLCOMBE HOMES

The Development

Longview is located on the edge of the Lansdown escarpment, with sweeping panoramic views to the South East across the and Box valleys, and beyond. This high quality development follows Longview the same concept as the award winning adjacent Lansdown Ridge, and the newly completed Crownhill and Oakdene Developments nearby, and consists of SOLD SOLD fi ve large and well appointed detached family homes on the Northern edge of the World Heritage City of Bath, adjoining Green Belt and the Cotswold area of outstanding natural beauty. SOLD The location is perfect for commuters using the M4, families with children at nearby schools, or simply Prospect House buyers who would like the rare convenience of a new house in this World Heritage City. With easy SOLD access to the city centre by public transport and open

Granville Road countryside on the doorstep, purchasers will enjoy the best of both worlds.

The site slopes from west to east, and this has been used to create a small development of characterful and individual houses. Lansdown Ridge Four out of fi ve of the houses have been sold o - plan through word of mouth or via our website. Now CHARLCOMBE just the fl agship plot 2, Prospect House, remains. HOMES This represents the last opportunity to purchase a www.charlcombehomes.co.uk Charlcombe Homes House on this ridge overlooking the Greenbelt and Area of Outstanding Natural Beauty. Prospect House

This house is designed very much in a contemporary architectural style. It has generous open plan living spaces with extensive glazing leading out to the elevated deck, and laid out over three storeys to gain maximum possible benefi t from the panoramic outlook. The entrance is approached via the driveway, shared with plot 1, through electrically operated hardwood gates into an enclosed courtyard allowing parking for several cars. The three-storey layout, like the completed Landown Ridge houses immediately next to the site, means that the house addresses the courtyard with a more imposing two storey façade. The double garage is generously sized and entered through wider than normal electrically operated doors. The entrance hall rises to the full height, creating a dramatic space overlooked by the gallery. This upper level allows the master bedroom suite the very best of the outlook over the countryside through the almost completely glazed east wall. The en-suite bathroom has space for a separate shower and double basins, and there is plenty of hanging space in the separate walk in wardrobe/dressing room. This level also houses the guest bedroom with its en-suite bathroom. The middle entrance level is the main living fl oor and the utility, cloakroom and coats cupboard are accessed o the hall, as is the “snug” sitting room (which could be a playroom or media room). The main feature is straight through past the lower stair where as the door is opened, the uninterrupted views open up through the living/dining/kitchen space and beyond the deck. This “L” shaped space is over 34ft long and 24ft wide into the kitchen recess. High level windows face the evening sun, and there is a fuel e cient jetmaster fi re with tiled surround to act as focal point. The lower fl oor is given over to the three family bedrooms (one also en-suite) and a large study. All of these rooms face east too, thus also being ideally orientated for both morning sun and the outlook. Externally, the back garden is accessed directly from the deck above, with patio and lawn orientated to receive sun most of the day. Being right next to, and above, the fi eld the garden has an elevated rural feel with equally uninterrupted views out over the Green Belt.
