The location of the centers and infrastructures of such services is a subsequent question (we would say "secondary" if with this adjective is meant not inferiority in importance, but rather a temporal and conceptual subordination). The polycentrism supported here in Rome means, first of all, a theoretical assignation of the potentiality of the catchment area of the Roman system to respective "units" of service that locationally assume the 1 role of realizing the objectives, reasserted by everybody numerous times of: integrating functions, improving accessibility, distances, traveling times, not exceeding the thresholds that have been indicated as "overloading". Rome is the largest municipality in Europe, with an inhabited surface area only slightly smaller than that of Greater London and almost double that of the inner Paris suburbs (the Petite Couronne). e spatial distribution of buildings within the municipality is distinctive. Unbuilt areas comprise 73 percent of the territory. ese voids are oen farmland (paradoxically, Rome is the largest rural municipality in Italy) or areas with high environmental, historic or cultural value. Fiumicino, previously part of the municipality of Rome, became an independent municipality in 1991. Its autonomy, made all the more signicant because Fiumicino hosts the international airport, marked the start of an extensive process of economic deconcentration along the route connecting Rome to the airport. In Italy’s case, the implementation of the UrbanSIM model posed several challenges, notably the availability, homogeneity and completeness of data. is paper uses four specic cases (land use, travel times, accessibility, and residential land values) to propose a general methodology to solve problems related to missing or non-homogeneous data. For the land use, we simply combine two different land use data sources, while for accessibility and travel time data, we propose the use of geostatistical methods in order to estimate missing and unavailable data, calculating also the accuracy of the predictions.

Inaugurata a Parioli l’esclusiva Residenza Pitagora Il Rapporto “Il Mercato degli Immobili di pregio a Milano e Roma – Settore residenziale H2 2017” Nomisma - Santandrea Luxury Houses nasce dalla trentennale esperienza maturata da Nomisma, nell’attività di analisi e di consulenza immobiliare, e dalla posizione di rilievo di Santandrea Luxury Houses nel mercato dell’intermediazione di immobili di pregio nelle principali città italiane. Nel corso del secondo semestre del 2017, il mercato degli immobili di pregio a Roma ha confermato la ripresa osservata nella prima parte dell’anno. La domanda in acquisto risulta in aumento con l’eccezione della zona Flaminio e Salario-Trieste. Nonostante il ritorno di interesse da parte dei potenziali acquirenti, l’offerta di immobili rimane esigua con l’eccezione della zona del Centro Storico in cui il numero di compravendite è risultato in aumento. I miglioramenti osservati si traducono in una contrazione dei tempi medi di vendita: le tempistiche necessarie a concludere una trattativa si attestano a 6,3 mesi come nel primo semestre del 2017. Dinamiche simili hanno caratterizzato i divari medi tra prezzo richiesto e prezzo effettivo dove lo sconto medio è pari al 13,8%. Dopo anni di flessioni, i prezzi sono tornati a crescere, anche se in misura contenuta, con variazioni pari allo 0,3%. “Nella Capitale si cercano appartamenti tra i 100 mq e i 150 mq, con 2 o 3 camere da letto, dotati di garage, terrazza e posizionati ai piani alti – dichiara Fabio Guglielmi, amministratore delegato Santandrea Luxury Houses - La domanda è risultata in crescita in tutte le zone con l’eccezione della zona Flaminio e Salario – Trieste dove la situazione è invariata.
