Lois Avenue abuts the parking area along the east side. Improve- ments: The property is constructed of masonry with exterior concrete block walls with a yellow brick façade on the Henderson frontage, with anodized aluminum dark bronze window mullions and tinted glass at the entry. The exterior wall height is 12 feet at the eave, and the roof is framed with steel bar joists supporting a flat roof with a light weight gypsum deck and a TPO membrane cover that was installed in March 2013. The interior finishes are above average as the building has been updated on an ongoing basis. There is a walled in exterior garden and break area on the south side, and the overflow parking area features lush landscaping and pervious drainage and storm water systems and a break area. Billboard: In 2001, the Seller signed a 10 year Lease with an outdoor advertising company to install a mono-pole billboard near the southwest corner of the building. The lease provided for minimum annual rent of $9,000.00 on a fully-net basis. The lease currently renews every year and can be terminated by either party.
