TEXAS GENERAL LAND OFFICE COMMUNITY DEVELOPMENT AND REVITALIZATION HOUSING DESIGN STANDARDS (SINGLE FAMILY) Revised July 21, 2020 TEXAS GENERAL LAND OFFICE COMMUNITY DEVELOPMENT AND REVITALIZATION DIVISION GLO-CDR HOUSING DESIGN STANDARDS (SINGLE FAMILY) The purpose of the Texas General Land Office Community Development and Revitalization division’s (GLO-CDR) Housing Design Standards (the Standards) is to ensure that all applicants (single family housing applicants) who receive new or rehabilitated construction housing through programs funded through GLO-CDR live in housing which is safe, sanitary, and affordable. Furthermore, these Standards shall ensure that the investment of public and homeowner funds results in lengthening the term of affordability and the preservation of habitability. All work carried out with the assistance of funds provided through GLO-CDR shall be done in accordance with these Standards and the GLO-CDR Housing Construction Specifications as they apply to single family housing applicants and, unless otherwise defined, shall meet or exceed industry and trade standards. Codes, laws, ordinances, rules, regulations, or orders of any public authority in conflict with installation, inspection, and testing take precedence over these Standards. A subrecipient can request a variance for any part of these Standards for a specific project by submitting a written request to GLO-CDR detailing the project location, the need for the variance, and, if required, the proposed alternative. A permit is not required for replacement of plumbing fixtures (sink or toilet) in the same location. Plans shall be required if walls are removed, added, altered, and/or if any fixtures are removed, added or relocated. All requirements shall in conformance to the currently adopted codes. THINGS TO KNOW: □ A Building Permit may be issued only to a State of California Licensed Contractor or the Homeowner. If the Homeowner hires workers, State Law requires the Homeowner to obtain Worker’s Compensation Insurance. □ When a permit is required for an alteration, repair or addition exceeding one thousand dollars ($1,000.00) to an existing dwelling unit that has an attached garage or fuel-burning appliance, the dwelling unit shall be provided with a Smoke Alarm and Carbon Monoxide Alarm in accordance with the currently adopted code. □ WATER EFFICIENT PLUMBING FIXTURES (CALIFORNIA CIVIL CODE 1101.4(A)): The California Civil Code requires that all existing non-compliant plumbing fixtures (based on water efficiency) throughout the house be upgraded whenever a building permit is issued for remodeling of a residence. Residential building constructed after January 1, 1994 are exempt from this requirement. -

3505.18: Garages A. Size Limits: The maximum size for a garage associated with a single-family dwelling shall be as follows: 1. BC Zoning District: Total floor area of garages (and all other accessory structures) in the BC zoning District shall not exceed 600 square feet. 2. All Other Zoning Districts: 1,500 sq. ft. of floor area in a single-family dwelling that contains up to 3,000 square feet of floor area. For single-family dwellings that contain more than 3,000 square feet, maximum garage size is a function of the floor area contained in the dwelling, with the maximum garage size allowed at 50% of the floor area contained in the dwelling up to a maximum of 2,000 square feet of in garage floor area. 3. There shall be no size limit for a garage on a parcel greater than 35 acres located within the A-1 Zoning District. B. Location: Except as provided in the RC-5000 and RC-40000 zoning districts, a garage associated with a residential use must be located on the same parcel as the residential use. The garage may be either attached to or detached from the primary residential structure. Both attached and detached garages are allowed on the same parcel provided the size of both garages combined does not exceed the maximum size limit as stated above. C. Air Curtains As Alternatives to Vestibules
Air Curtains as Alternatives to Vestibules his article describes the function and benefits of air curtains. It presents results from a recent study on the energy performance of air curtains relative to vesti- T bules and provides useful information for engineers and code officials. HOW AIR CURTAINS WORK An air curtain installed on the interior of a building creates a coherent sheet of air composed of the air curtain discharge and the surrounding entrained air. This sheet of air stabilizes when it meets a return grill or splits at a surface, such as a floor or another opposing air stream. When this stability combines with the building’s interior pressure, it resists and reduces thermal exchange over an opening in the building envelope. The air curtain is not intended to replace a physical door, but may be used as a low-cost, low-maintenance alternative to a vestibule, when appropriate. This would save valuable floor space and create an invisible, energy-saving barrier that reduces infiltra- tion when the door is open. The most common types of controls are switches triggered by the door, or motion sensors that are triggered by people approaching the door. WSMA SOLO & ENSEMBLE FESTIVAL Name: UW OSHKOSH Assignment : VOLUNTEER MEMO: LOBBY & HALL MONITORS Shift: AM PM ALL-DAY Thank you for volunteering to work at this year's Solo & Ensemble Festival. Your presence and generosity enable us to host this exciting statewide event. Please note the following directions: Check in at the festival headquarters (Music resource Center, N235) before 7:30 a.m. (morning volunteers) or 12:30 p.m. (afternoon volunteers). Verify your work assignment since last minute changes may be made. You will receive a festival t-shirt which you should wear during the day. Please also wear a nametag, which will be provided. This helps others in identifying staff members/volunteers, and is your lunch ticket. Music Hall Lobby Monitors will be stationed at the Music Hall Lobby doors. You’ll need to close the doors when a performance begins, don't allow anyone to enter while a performance is in progress, then open the doors between performances. Watch that all food and drinks stay out of the music hall, help keep the lobby quiet, and in some cases, you may need to help the stage crew get things set up between performances. You may also need to help the info desk volunteers when it is busy, and to let everyone take breaks as needed. Help keep the entrance to the Art Gallery clear during times when it is open. Typically the south music hall lobby doors will be closed and locked, with all audience traffic using the north lobby doors. Art 2nd Floor Hallway Monitor will be stationed in the 2nd Floor AC South Hallway.
