FIRST FLOOR Planning / Listed Buildings In considering any future planning application for the redevelopment of the site, Section 25 of the Town & Country Planning (Scotland) Act states that any new development should accord with the development plan, unless material considerations indicate otherwise. The Development Plan comprises the adopted Edinburgh City Local Plan 2010 and the approved Strategic Development Plan for South East Scotland (SESPlan). A material consideration will be the emerging Edinburgh Local Development Plan, which is currently being examined by Scottish Ministers. The Hospital site is unallocated in the adopted local plan and emerging local development plan. It is not covered by any specific designation. As white land, development proposals must be consistent with other planwide policies and consistent with the character of the surrounding area. They should not impact detrimentally on existing amenity. The hospital has recently been given a Category C listing by Historic Scotland. Therefore, local plan Env 3 and Env 4 on development within the curtilage of a listed building and proposals to alter and listed building respectively, will apply to any redevelopment proposals.
