Six factors are cited as being critical in the designof p9blic doorways--(1) the need for a complete study of the entrance doorway inorder to minimize physical problems, (2) consideration of the building'sfunction and the usage of the specific doorway in the design and selection of materials, (3) theneed to provide security against unauthorized entry, (4) durability of the entireassembly, (5) operation of the doorway should be obvious, simple andfree from potential accidential hazards, and (6) the budgei assigned must be adequate to provide satisfactory design and installation of quality entrances in public facilities. Before their arrival, downtown was part of a vast forest, a lush hunting ground for Native Americans that was inhabited by mountain lions, bobcats, beavers, white-tailed deer, and wild turkeys. Hunters followed the Wiechquaekeck Trail, a path through the center that today is more often referred to as Broadway. This section of the city still centers on commerce, much as Nieuw Amsterdam did. Wall Street is America’s strongest symbol of money and power; bulls and bears have replaced the wild beasts of the forest, and conservatively attired lawyers, stockbrokers, bankers, and businesspeople have supplanted the Native Americans and Dutch who once traded otter skins and beaver pelts on these very streets. A highlight of this tour is the Financial District’s architec- ture, in which the neighborhood’s modern edifices and grand historical structures are dramatically juxtaposed: Colonial, 18th-century Georgian/Federal, and 19th-century neoclassical buildings stand in the shadow of colossal modern skyscrapers.

By Betsy Kim NEW YORK CITY—Omnicom Media Group, the media services division of Omnicom Group, Inc. has recommitted to keeping its offices at 195 Broadway in Lower Manhattan. The advertising conglomerate will relocate from the building’s upper floors to a contiguous 205,514 square-foot space, spanning the entire fourth through eighth floors. In addition to the new space, the 15-year lease renews the 82,006 square feet currently occupied by Omnicom on the 17th and 18th floors. With the expansion, Omnicom will lease a total of 287,520 square feet in the landmarked 29- story office building. The asking rents in the building are $65 per square foot. Omnicom will redesign the former AT&T auditorium on the fourth and fifth floors, which will serve as the centerpiece of its new premises. It has commissioned HLW Architects to convert the existing 30-foot high space to create a unique entrance with a shared workspace for employees and guests. “We are thrilled to extend our relationship with Omnicom, which has been our tenant for nearly a decade,” said L&L Holding Company chairman and CEO David W. Levinson. “We take pride in our ownership and the hands-on management of this historic property, which we have worked diligently to restore and renovate.
