RESUMEN EJECUTIVO DE LA MANIFESTACIÓN DE IMPACTO AMBIENTAL MODALIDAD PARTICULAR PARA EL PROYECTO “PUNTA SUR“ A DESARROLLARSE EN EL MUNICIPIO TULUM, QUINTANA ROO, MÉXICO El Proyecto “Punta Sur” es un conjunto de obras que integran un desarrollo turístico e inmobiliario, el cual pretende garantizar la compatibilidad con el medio ambiente. El objetivo es crear un sitio para vivir en armonía con la naturaleza. El Proyecto consiste en 8 edificios en total, de tres niveles, 7 edificios de departamentos, y un edificio vacacional, amenidades exteriores, senderos y estacionamiento. Para términos de esta MIA-P el proyecto se divide en zona norte y zona sur, divididos virtualmente en la arista central del predio. En la punta norte y sur hay una zona con presencia de manglar las cuales serán respetadas, en la zona sur únicamente será intervenida con un puente de madera de longitud de 50 m y de ancho 1.7 m aproximadamente, con pilotes para poder conectar el conjunto con la salida a la playa. Para la selección del sitio se tomaron en cuenta los siguientes criterios: Justificación técnica. El proyecto cuenta con una superficie de 23,816.04 m2, de los cuales se considera la conversión de 10,837.76 m2 de selva baja en general, equivalentes al 45.5% del total del predio; habrán áreas verdes, en dónde se mantendrá la vegetación nativa y ahí mismo se reubicarán las especies protegidas y ocuparán 8,907.93 m2 equivalente al 37.5% del total del predio y por último se mantendrá una superficie de 4,070.36 m2 equivalentes al 17% del total del predio como áreas de conservación donde no se realizará actividad alguna. Por lo que se considera que las condiciones del predio se habrán de mantener para el mantenimiento y desarrollo natural de la biodiversidad del sitio. Por lo tanto, el germoplasma y la biodiversidad quedan garantizados al dejarse una importante cantidad de vegetación sin desmontar. Adicionalmente es importante mencionar que el diseño del desplante del proyecto, no provocará afectación alguna a los ecosistemas de importancia del lugar (mangle). Justificación económica. Entre las principales actividades económicas del Estado sobresale el turismo, el cual se concentra en el balneario y las playas de Cancún, uno de los centros turísticos más visitados del mundo, y en la Riviera Maya costera, que abarca desde Puerto Morelos hasta Tulum y la isla de Cozumel, la cual cuenta con diversos arrecifes para bucear, teniendo como ciudad principal a Playa del Carmen. A 6 kilómetros al sur de Playa del Carmen se encuentra Xcaret, un yacimiento arqueológico maya y parque temático ecológico, donde se pueden practicar diversas actividades acuáticas y conocer la cultura, flora y fauna de la región. La costa sur del estado recientemente se ha ido explotando y existen poblaciones turísticas como Xcalac y Mahahual, donde se encuentra un muelle donde arriban los cruceros. Cabe mencionar que durante el tiempo que durará el proceso de preparación del sitio y construcción del proyecto, serán requeridos de la participación directa de al menos 302 personas por día, generando empleos directos o jornales de trabajo, que significarán fuentes de empleo temporal importantes para la región y, particularmente, para el municipio. Así mismo durante la etapa de preparación y construcción, serán requeridos materiales de construcción y servicios diversos que ocasionarán una derrama económica también importante. Justificación Social. Se espera la creación de una necesidad permanente de insumos materiales, alimentos y servicios diversos, estos impactos positivos contribuirán, de manera importante, en el desarrollo económico del Municipio de Tulum y de las localidades de Akumal y Chemuyil. Tomando en cuenta los criterios anteriores, se determino que el proyecto “Punta Sur” se ubicará aproximadamente en el kilómetro 252 de la Carretera Federal 307, Reforma Agraria – Puerto Juárez, dentro de la población de Akumal, Municipio de Tulum, Quintana Roo. En la Figura 1 nse presenta la ubicación del proyecto. El proyecto se desarrollará en un predio de forma irregular, con una superficie de 23,816.04 m2 (2.38 ha), dentro del cual se pretende construir una serie de inmuebles en obra nueva para habitación plurifamiliar y un edificio de uso vacacional. Los componentes se describen a continuación. EDIFICIO DE DEPARTAMENTOS El proyecto contempla 126 unidades de departamentos divididos en 7 edificios tipo; cada uno con 18 departamentos en 3 niveles. El acceso al edificio es de manera peatonal por la parte posterior para llegar cualquiera de los dos núcleos de circulaciones verticales; estos cuentan con unas escaleras de 1.20m de ancho ventiladas por la parte superior así como un elevador con capacidad de 6 personas cada uno. En la azotea se contemplan dos espacios destinados a terraza privada con una cubierta ligera y remetida de todas las fachadas y un espacio central para albergar los equipos de aire acondicionado. EDIFICIO DE USO VACACIONAL Se encuentra en el extremo sur del predio con salida directa al mar, el acceso al edificio es independiente al resto de los edificios de departamentos. El edificio cuenta con 17 habitaciones distribuidas en 3 niveles. En planta baja se tienen dos de las habitaciones anteriormente mencionadas con jardín privado así como una zona destinada a servicios, el vestíbulo principal y un restaurante vinculado con una terraza y alberca al exterior. AMENIDADES Las amenidades exteriores, tanto de la zona sur como de la zona norte, cuentan con un espacio destinado para cuarto de máquinas, sanitarios, una terraza techada y abierta en tres de sus lados así como una alberca descubierta. La llegada a este espacio es mediante andadores peatonales descubiertos. MIA-P PROYECTO "PUNTA SUR" MUNICIPIO TULUM, QUINTANA ROO, MÉXICO PÁG. 2 DESARROLLOS PUNTA SUR S.A. DE C.V. SENDEROS Para este proyecto se consideran 7 senderos peatonales distribuidos perimetralmente a los edificios y a lo largo de la vialidad de acceso perteneciente al municipio, que rodea principalmente el frente de playa del predio, 6 de estos para residentes de los departamentos y uno para edificio de uso vacacional. Una vez dentro del conjunto, los senderos son por la parte trasera de cada uno de los edificios tipo de departamentos de manera peatonal. Para el edificio de uso vacacional, el acceso es igualmente peatonal pero en este caso se accede de manera frontal al mismo. ESTACIONAMIENTO Como criterio general se propone tener los coches (143

Hopkins The lexical data reported in this Chuj-English dictionary were gathered during my dissertation field work in 1964-65. My first exposure to the Chuj language was in 1962, when I went to Huehuetenango with Norman A. McQuown and Brent Berlin to gather data on the languages of the Cuchumatanes (Berlin et al. 1969). At the time I was a graduate student at the University of Texas, employed as a research assistant on the University of Chicago's Chiapas Study Projects, directed by McQuown (McQuown and Pitt-Rivers 1970). Working through the Maryknoll priests who were then the Catholic clergy in the indigenous areas of Huehuetenango and elsewhere in Guatemala, we recorded material, usually in the form of 100-word Swadesh lists (for glottochronology), from several languages. The sample included two speakers of the Chuj variety of San Mateo Ixtatán (including the man who was later to become my major informant). In the Spring of 1962, as field work for the project wound down, I returned to Austin to finish drafting my Master's thesis, and then went on to Chicago to begin graduate studies in Anthropology at the University of Chicago, with McQuown as my major professor. I continued to work on Chiapas project materials in McQuown's archives, and in 1963 he assigned me the Chuj language as the topic of my upcoming doctoral dissertation.
