On the Mayfair site itself, we envision 200-240 units, with approximately 25% of the units affordable, built between two buildings that are joined by a central mews running from San Pablo to Kearny Street. Ground floor retail of 7,500-12,000 sq. ft. would orient towards BART on Cutting Boulevard and continue onto San Pablo Avenue to create an active street-front and provide more neighborhood serving retail to the community. Ground floor parking is anticipated to be at a ratio of 0.75/1, and the overall design would maximize features to encourage alternative modes of transit – among these features are a minimum of one-to-one secure bike parking, bike work stations and lounges, and multiple car-share spaces and charging stations. Expanding beyond the core Mayfair site, the Kearney Street and BART parking parcel will be integrated into the future Ohlone Greenway master plan. We envision a combination of greenspace, live-work, and flex/commercial that could bring Kearney Street and the BART parking lot into the project and bring in a new mix of uses and energy, including small, creative flex space that can serve as an incubator for local entrepreneurs.
